Summary of Experience:
. July 2009- January 2010: Property Manager for Jones Lang LaSalle
Americas, Inc on the National City bank account. Based in Countryside I
was responsible for the safe efficient operation of 42 Open and Closed
branch banks/offices in the western and southwestern Chicago suburbs.
These includes project preparation, bidding, award and follow up, budget
preparation, day to day issue resolution of work orders I created or
created by banking staff and interface with leased facility landlords.
The January date was the roll off after NCB's new owner; PNC Financial
took the real estate function in-house.
. October 2005- July 2009: Property Manager for Jones Lang LaSalle
Americas, Inc on the Gramercy Realty Account. Based in my home office in
suburban Chicago I managed as many as 19 1-5 story properties totaling
~275,000 RSF in 3 states: IL, IA and MO. Responsibilities included
assuring safe and efficient building operations 24/7, budget development
and variance reporting, local tenant relations, client asset manager
reporting, interface with local authorities and tenant facility staff,
support to vendor contract negotiations for scope development and
logistics and regular property inspections. Local tenants included Bank
of America, Region's Bank, Charter One and National City banking centers.
My focus was managing to budget, returning life safety systems to their
proper condition and improving relations with all tenants.
. March 2004 to September 2005- Property Manager for CB Richard Ellis on
the Charter One- IL account. Responsibilities included the operations,
maintenance and customer relations for 34 of ~150 branch banks for
Charter One in their IL Banking Center Region. Our goal was to operate
to budget while improving the look and performance of the portfolio. Some
properties included 3rd party tenants and most properties had maintenance
deferred for many years. HVAC, roofing and exterior maintenance repairs
have been key upgrades managed over this assignment. I have focused on
improving contacts and relations with both bank personnel and tenants. I
led the review of 3 region wide contracts for janitorial and pest control
providing improved service at lower cost.
. May 1972- June 2002- BP-Amoco Corporation (and predecessor Standard
Oil/Amoco). A career of progressively more responsible positions in the
Real Estate Department of a Fortune 50 corporation. Duties and
assignments include design, project management, building operation and
maintenance of office facilities in the US, Europe and South America. My
final position was that of Integration and Strategy Advisor to the Group
VP Facilities and Services for the newly merged BP Amoco. In that role I
assisted the BP Amoco Real Estate leadership team in integration of the
people, processes and assets from the merger of these companies.
Activities included business process review and integration, employee
satisfaction survey monitoring and review, risk identification &
management, implementation of e- business strategies including
procurement and building systems and reporting for the management team to
the CFO.
