Project Manager 2008 - 2009

Built model suite for new hospital. Rooms included operating room,

examination rooms, patient rooms with bathrooms and lab. Model was

used by owner for finishes review as well as by hospital personnel to

review equipment lay-out. Erected new 105,000 square foot school for

grades pre-kindergarten through grade 12, including gym, multi-purpose

room, labs, study areas, etc. Bought out subcontracts. Prepared and

turned in submittals including all LEED information. Monitored

progress. Prepared and monitored cost reports. Attended all progress

meetings with the construction manager and ownership.

FOREST CITY ENTERPRISES Cleveland, Ohio

Contract Manager 2007 - 2008

Responsible for contract negotiation and project management for

commercial construction throughout the United States. Analyzed and

modified contract agreements between General Contractors or

Construction Managers, Architects, Engineers, and Subcontractors, in

order to protect the liability and financial interest of both Forest

City and project owners. Contributed to the bidding process by

assisting the preparation of bid packages, organizing and reexamining

bid documents to ensure accuracy and efficiency of bid pricing.

Prepared and approved change orders for construction, testing, and

surveying contracts. Standardized the procedures for the review of

construction invoices, including cross check system to verify actual

contract costs and change order pricing. Reviewed and approved

construction invoices before final approval by the Vice Presidents.

Standardized format and improved methods of cost reporting and change

orders, creating consistent reporting throughout, as part of the newly

integrated SAP system.

ROBERT L. STARK ENTERPRISES Woodmere, Ohio

Chief Financial Officer, Arbor Construction 2000 - 2007

Appointed as CFO of Arbor Construction, the construction management

subsidiary of Stark Enterprises, as result of proven ability to manage

and execute cost control, actualizing savings, while continuously

adding value to the organizations portfolio. Oversaw and directed

expansion and remodeling of various properties including the Sheraton

Hotel complex at Station Square in Pittsburgh, and Eton Collection in

Woodmere. Coordinated construction schedules with retail tenant

subcontractors for indoor and outdoor mixed use spaces. Managed

construction for Phase I of the Crocker Park development, which

included the bid process for both public and privately financed

subcontracts, as well as the organizing the scope of work for 50+

subcontractors and retail tenants. Negotiated terms of subcontractor

contract, attaining the best pricing and costs for Stark Enterprises.

Administrated the accounting procedures for Crocker Park Phase I;

consisting of expediting subcontractor change orders and payments.

Accountable for communicating all construction changes and updates

between project subcontractors, architect, engineering team, city

officials and ownership.

Cost Accountant 1995 - 2000

Oversaw cost control/reporting for Arbor Construction which included

the review of construction invoices. Contributed to bidding,

negotiating, contracting and change orders for construction. Built

power center in Canton, Ohio and over 1,100 apartment units in three

complexes in northeast Ohio. Remodeled and expanded Holiday Inn in

Wickliffe, Ohio. Built Cinemark complex in Valley View, Ohio and

remodeled retail stores in company portfolio.
