entailed regional engineered products sales and sales management,
enterprise software sales in coordination with the major consultancy groups

prior to submission to lender. Business development activities include
building relationships with local real estate agents, as well as co-
hosting a mortgage and real estate focused radio show on 97.1 FM for 3
years (show ended in January 2009 when 97.1 FM changed to a music

Account Executive
Responsible for establishing new accounts with mortgage brokers
throughout San Diego County and Riverside County. Once established,
responsibilities extend to growing the business with each account;
troubleshooting problem files to ensure funding, and fighting for
files that need that extra help. Most importantly, decision making on
which files were "fundable" prior to submission to full review; ie met
guidelines and investor appetite, thereby making most effective use of
company time and resources. Serviced some 30-40 brokers regularly;
some out of state through my own contacts, but most in the local
market. Position was eliminated as Lehman Brothers wound down
operation.

Responsible for driving packaged Friedrich room air conditioner sales
through existing distribution with such major accounts as Carrier,
Home Depot/Maintenance Warehouse, etc. Additional responsibilities
included specified sales of highly engineered products (Reznor make-up
air, economizers, industrial direct fired and hydronic heating
equipment), managing rep organization throughout the Western US.

Business Development Manager/ Director of Strategic Alliances
Leading a team, which included Application Engineers, Marketing, and
Inside Sales Support, I was responsible for leading efforts to win
Major Corporate Real Estate Owner focused sales of Project
Collaboration and Facility Management enterprise software tools by
developing the pipelines of all of Bricsnet's North American Sales
Executives. This involved cold calls on major corporations, prompt
response and follow up to company generated leads, face-to-face and
virtual presentations, demonstrations, RFP's, proposals, and all
associated follow-up activity. Involved a long, complex sales cycle
with multiple decision makers, and a steep learning curve for the
customer. I successfully penetrated and initiated negotiations with
major corporate targets, major Corporate Real Estate Service
Providers, and Big 5 consulting firms across the country, including a
working MOU with both PricewaterhouseCoopers and Ernst & Young. In
addition to developed ROI analysis spreadsheet tool, I initiated a
high level alliance between Bricsnet and Associated Owners and
Developers, designating Bricsnet's tools as the association's
preferred collaboration forum provider for member companies; including
Marriott, The Limited, Home Depot, GSA, and other major corporations
and Government entities.

Self employed manufacturer's rep in the HVAC segment of the
construction industry. Territory included Southern California,
Arizona, Hawaii, and Las Vegas. Pioneered the dealer base and
marketing for niche companies such as UnicoSystem, Tadiran Electronic
Industries, Infloor Heating Systems, and Hydronic Specialties Company.
Provided system design/ control layout. Was written up in THE
WHOLESALER (10/94) and CONTRACTOR (2/95). I wrote technical articles
at the request of WESTERN HVACR NEWS on hydronic heating and high
velocity air conditioning systems in addition to teaching classes at
SoCalGas Company's Energy Resource Center on High Efficiency Water
Heating.
In charge of specified product sales and reseller relations throughout
Southern California. Manufacturers included Mitsubishi Electronics
(1998 Rep Of the Year) which assigned a yearly quota exceeding $1.5
Million, which was regularly met, Convair Coolers, Dust Free Filters
(#1 Territory nationally), and Windchaser Portable Air Conditioners. I
served as a new product advisor for Dust Free and was instrumental in
the instigation, design, development, and pioneering of an entire new
product line from Dust Free, called Bio-Fighter. I also landed the
first major account nationally for the Bio-Fighter line. I managed
relations with over thirty customers with an aggregate sales force of
over one hundred individuals.
