overseeing underwriting of real estate debt/ direct investment for
NYC, Principal Real Estate Investors, Center Street Capital, and
Carlton Strategic Ventures.
. Board Member and Chairman, Finance Committee- Gowanus Canal Community
Development Corporation (redevelopment of an industrial brownfield
area as NYC's first "green" neighborhood).

("CRE") portfolio. Oversaw origination, underwriting, due diligence,

diligence guidelines, financial analyses and template for evaluation
of transactions. Results: improved credit review and acquisition
approval processes.
. To develop new business backed by commercial real estate and achieve
annual business plan targets, cross-sold company products and
initiated introduction of municipal group to my network of real
estate contacts. Result: tapped network resulting in new business
with prospective fees of approximately $20MM -$30MM.
. To increase the number of creditworthy AUM in a highly competitive
environment for acquiring investments, increased visibility of
company among banks and sellers of commercial real estate debt
products by maintaining relationships with sales personnel and
bankers, attending industry conferences and visiting companies
selling investments. Results: achieved greater deal flow and at
times, obtained better asset pricing through repeat business with

Managed deals as a senior team member for $15 billion of CRE capital market
transactions. Deals consisted of debt and equity including CMBS

Structured loans and oversaw related legal documentation. Also, raised

. To develop a new CMBS product, determined loan pool composition for
securitization, led initiative to establish underwriting guidelines
and financial analyses, oversaw servicer underwriting, due diligence
teams, and property business plans. Reviewed and modified loan
documents as well as offering memoranda, produced marketing materials
and marketed products to investors. Result: CMBS product was
successfully sold in the market and freed up balance sheet lending
capacity while creating a growing investor base for a new product.
. To originate brownfield investments as well as traditional property
types for Lehman's real estate opportunity fund, mezzanine debt, and
large loan programs, sourced product by partnering with other
departments having clients owning brownfield properties, attending
industry conferences, tapping developer network, and contacting
brokers. Provided initial deal screening and transaction structuring.
Result: sourced new deals worth several hundred million.
. To underwrite and determine capital structure for large loans
($50MM+) used to acquire or refinance individual properties or
portfolios, evaluated cash flows, leases, and market conditions/
economics and comparables. Hired consultants to determine valuation,
capital improvement requirements, environmental issues, etc., and
managed relations with rating agencies to determine leverage and
capital structure. Result: determined loan proceeds, structure and
pricing for $1.0+ billion of debt originations.
