. Real estate investing and consulting- financing, sourcing and

overseeing underwriting of real estate debt/ direct investment for

NYC, Principal Real Estate Investors, Center Street Capital, and

Carlton Strategic Ventures.

. Board Member and Chairman, Finance Committee- Gowanus Canal Community

Development Corporation (redevelopment of an industrial brownfield

area as NYC's first "green" neighborhood).

. Member of The Visiting Committee, School of Natural Resources &

Environment, University of Michigan (advisory group to the Dean and

2004-2007

Company engaged in the asset management of structured products and credit

with $12 billion of AUM.

Responsible for full P&L and management of $500MM commercial real estate

("CRE") portfolio. Oversaw origination, underwriting, due diligence,

acquisition and surveillance of CRE investments for structured products.

Directed analysts in portfolio surveillance and financial analysis.

Evaluated corporate credit of real estate companies for purchase/ sale of

investments. Established internal partnerships with municipal and

corporate credit groups to develop new business and advised regarding

transactions backed by CRE.

. To provide CRE expertise for municipal and corporate credit group

investments, sat on credit committees, performed initial deal screen,

and if deal met investment criteria, oversaw due diligence. Visited

company invested in a new $200MM Chicago area hotel to be built by a

public/ private joint venture at a time when it was difficult to

finance new hotel construction; avoided deals with questionable

economics.

. To acquire a larger volume of CRE investments, make better and

quicker decisions, established investment review criteria, due

diligence guidelines, financial analyses and template for evaluation

of transactions. Results: improved credit review and acquisition

approval processes.

. To develop new business backed by commercial real estate and achieve

annual business plan targets, cross-sold company products and

initiated introduction of municipal group to my network of real

estate contacts. Result: tapped network resulting in new business

with prospective fees of approximately $20MM -$30MM.

. To increase the number of creditworthy AUM in a highly competitive

environment for acquiring investments, increased visibility of

company among banks and sellers of commercial real estate debt

products by maintaining relationships with sales personnel and

bankers, attending industry conferences and visiting companies

selling investments. Results: achieved greater deal flow and at

times, obtained better asset pricing through repeat business with

sellers.

Company engaged in consulting for acquisition of real estate assets

including CMBS. Clients included Lehman Bros. and Northstar Partnership.

Managed a company holding triple net leased property as a corporate

director.

. To improve relations among shareholders of a privately held real

estate company and resolve complex tax issues and financial disputes,

negotiated sales of property, settled payments owed by financially

distressed tenant, hired tax consultant and proposed buy-out of

shareholder interests. Results: properties sold, shareholder and

tenant issues resolved, sale proceeds used to acquire and finance

1031 exchange property.

Company engaged in full range of banking and investment banking services.

Managed deals as a senior team member for $15 billion of CRE capital market

transactions. Deals consisted of debt and equity including CMBS

securitization. Assets included redevelopment/ construction, acquisition

properties, and non-performing loans backed by various property types.

Structured loans and oversaw related legal documentation. Also, raised

capital to warehouse assets. Reported to Managing Director.

. To develop a new CMBS product, determined loan pool composition for

securitization, led initiative to establish underwriting guidelines

and financial analyses, oversaw servicer underwriting, due diligence

teams, and property business plans. Reviewed and modified loan

documents as well as offering memoranda, produced marketing materials

and marketed products to investors. Result: CMBS product was

successfully sold in the market and freed up balance sheet lending

capacity while creating a growing investor base for a new product.

. To originate brownfield investments as well as traditional property

types for Lehman's real estate opportunity fund, mezzanine debt, and

large loan programs, sourced product by partnering with other

departments having clients owning brownfield properties, attending

industry conferences, tapping developer network, and contacting

brokers. Provided initial deal screening and transaction structuring.

Result: sourced new deals worth several hundred million.

. To underwrite and determine capital structure for large loans

($50MM+) used to acquire or refinance individual properties or

portfolios, evaluated cash flows, leases, and market conditions/

economics and comparables. Hired consultants to determine valuation,

capital improvement requirements, environmental issues, etc., and

managed relations with rating agencies to determine leverage and

capital structure. Result: determined loan proceeds, structure and

pricing for $1.0+ billion of debt originations.

Company engaged in CRE lending as well as owning real estate assets

throughout the tri-state New York area.

. To improve declining property cash flows, investment returns, and

property values during a severe recession, developed strategic

business plans, oversaw property operations for owned properties,

implemented better cost controls for capital funding and programs for

asset turnaround, reviewed/ negotiated leases, and executed loan

workouts and restructurings. Results: improved cash flows to

optimize asset values and maximize returns on investment, averted
