OBJECTIVES

I am looking to utilize my skills within a dynamic construction company with a strong vision in order to further my

career and expand my experience in construction management with the object of creating value to both my employer

and clientele. I offer a very well rounded skill set from both the owner and the general contractor perspective. I am a

loyal & motivated worker and a supportive team player. I have over 25 years in the construction industry starting with

working in the field and succeeding my way up to project management.

WORK HISTORY

Project Manager, The Bergman Companies July 2007 to June 2010

I reported to the Executive Vice President and the Vice President of Construction. My responsibilities included:

1) Estimating, pre-bid site review, generate and define scope of work, preliminary budgets, project schedules,

client presentations and contract negotiation, design-build project coordination with architectural/engineering

consultants, governmental building entitlements/ permits, material and labor procurement, preconstruction

planning & project mobilization.

2) Sales presentation and marketing.

3) Construction management including daily tracking and documentation of project schedule, submittals /

RFI’s / change orders / monthly billing and all related project documentation. Coordinate and conduct

meetings with clients, consultants, field/office management of superintendents, engineers and coordinators,

review site conditions and building methods and means, Project close out.

4) Misc. projects were nationwide and also I assisted in corporate program management.

Projects ran concurrently and consisted of site grading projects, various ground up buildings with related site work

and various TI improvements. All projects ran concurrently with project values ranging from 250,000.00 to

5,000,000.00 in value.

Project Manager, TSA Contracting Inc. 11-06 to July 2007

I reported to the Senior Vice President and the Director of Operations. My responsibilities included:

1) Estimating, pre-bid site review, generate and define scope of work, preliminary budgets, project schedules,

client presentations and contract negotiation, project coordination with architectural/engineering consultants,

governmental building entitlements/ permits, material and labor procurement, preconstruction planning &

project mobilization.

2) Construction management including daily tracking and documentation of project schedule, submittals /

RFI’s / change orders / monthly billing and all related project documentation. Coordinate and conduct

meetings with clients, consultants, field/ office management of superintendents, engineers and coordinators,

review site conditions and building methods and means, Project close out.

Projects consisted of various ground up tilt up panel buildings with related site work and various TI improvements.

Project values ranged from 250,000.00 to 10,000,000.00 in value.

Project Manager, Western Commercial Construction Inc. 10-05 to 11-06

I reported to the Principal Owner of the Company. My responsibilities included:

1) Estimating, pre-bid site review, generate and define scope of work, preliminary budgets, project schedules,

client presentations and contract negotiation, design-build project coordination with architectural/engineering

consultants, governmental building entitlements/ permits, material and labor procurement, preconstruction

planning & project mobilization.

2) Construction management including daily tracking and documentation of project schedule, submittals /

RFI’s / change orders / monthly billing and all related project documentation. Coordinate and conduct

meetings with clients, consultants, field/office management of superintendents, engineers and coordinators,

review site conditions and building methods and means, Project close out.

Projects ran concurrently and consisted of various ground up retail buildings / church buildings with related site work.

Project values ranged from 1,000,000.00 to 5,000,000.00 in value.

Project Manager, American Assets Inc. 8-03 to 10-05.

I reported directly to the Vice President of Construction, Vice President of Asset Management and Property

Management. My responsibilities included:

1) Assisted with lease negotiations and review of construction drawings/scope of work to ensure quality,

constructability and adherence to negotiated lease terms, negotiate and award contracts to general contractors

per lease terms.

2) Due diligence of existing properties for purchase by the corporation. Site evaluation and review of historical

construction documents and submit a final report to the senior management. Properties included shopping

centers, mid and high rise structures.

3) Pre-construction planning, reviewed preliminary budgets, estimates/schedules from general contractors,

design-build project coordination with consultants, governmental building entitlements/ permits, oversee the

general contractor.

4) Oversee all aspects and documentation of the construction process from start up to turnkey /acceptance of

premises and ensuring completion of all close out documentation. Majority of projects were delivered fast

track and within budget constraints. Multiple and concurrent projects ranged from simple paint and carpet to

complex reconstruction of fire/flood damaged spaces bringing tenant space back to Class A office standards,

basic and high end TI Improvements with values up to the high six figures. Retail TI clients included Panera

Bread, Von’s, Starbucks, Panda Express and other clients and retail ground up big box client’s such as

Michael’s with project values from 5,000 to 2.1 million dollars

5) Assisted the Asset / Property Management team with asset maintenance and improvements, property

assessment and overseeing property construction improvement projects such as parking lot ADA upgrades,

storefront façade remodeling, facility maintenance such as HVAC replacement, fixture replacement etc.
