This Position included multi-task functions of project management, Quality
Control and design build coordination between the Contractor / Design Build
team and Government. Additional duties included the Management and
Coordination of ROICC staff and Contractor's staff for day to day
operations, and the Management of production / construction field
operations. Preparation of monthly billing - obtain Government approval.
Asbestos & Lead Abatement work was a part of the projects. Conduct weekly
jobsite meetings with the Government was also a required task inclusive of
follow up with meeting minutes and outstanding issues resolution.
Estimating work was additionally a part of the program to verify and
confirm costs and projected profit. Schedule management - Suretrack.

. Key individual for the management of construction, representing the
University for the construction of a
630 bed Residential Student Housing project valued at $75M. on campus.
Activities include coordination of Inspection services and monitoring of
provider Service Agreements, supervision of
the RFI and Submittal process, review and negotiation of Change Orders,
creating Field Instructions and reporting on Budget / cost control issues
weekly. Conducted weekly meetings with Owner and General Contractor.
Monitored Site review - field observation of work in place - to identify
conflicts during construction. Also to provide construction CPM Schedule
review and analysis. Identification of issues affecting near critical &
critical path activities.
Services additionally included preconstruction constructability reviews &
analysis and construction cost estimating prior to bidding. This work
started in April 2007. Construction started in June 2008.
Project Manager - Condominium Project - Pasadena, CA
. Served as the 4th project manager on a 4 story wood framed type V 1
hr. over podium parking structure, mixed use Residential project in
old Pasadena. Project was partially completed prior to start of
involvement. GMP contract.
Activities included financial Forecasting, Subcontractor Estimating,
processing Change Orders, supervision of RFI's, conducting Owner meetings,
managing field staff, coordination with scheduler and superintendents,
resolving Agency issues with City, obtaining TCO + Cof O. Performed
project closeout documentation and negotiating final change orders with
Owner. Attending - participating in global settlement conference. Project
value $25M. This work took place from 2/2006 thru 8/2007.

closeout - punch list sign off and Govt. acceptance.
