SELECTED ACHIEVEMENTS
Spearheaded projects in design phase to get an understanding of the owners
needs, ensured the owners needs were met on the plans. Reviewed plans
thoroughly to make sure it is buildable and all the details were on the
plans for most conditions. Researched for ways to add value to the building
and project, reviewed RFI'S and change orders. Established working
schedules and assigned revenue to the time line. Led all on site
activities from the first shovel of dirt to the last touch up of paint.
Result: Completed the project on time and under budget.
Developed and implemented a superintendent's manual. This manual is used
nation wide by all of the companies' superintendents. With every one on the
same page, using the same filing system, made projects run smoother as well
as establishing a folder system for the computer. Result: Reduced time and
costs from numerous projects and reduced employee turn-over.
Initiated an electrical specification; collaborated with the electrical
engineer to develop complete section, keeping in mind the further build out
of Tenant Improvements and the existing systems of the Property Manager.
Result: Savings to the building owner and manager
Managed all M.E.P. trades on a complex four story building complete with a
computer room and call center. Communicated complex details to lead foremen
to coordinate equipment installation and testing. Result: Completed the
project early and on budget.
Collaborated with another superintendent in California on a computer room
project for an important customer. Completed the room set up and ran three
weeks early, the customer used this time to commission his equipment early
and completed a change over early. Result: This made it possible to
continue with the construction without major delays and every one was
happy.
Took charge of Mechanical, Electrical, Plumbing for a complex project. The
electrical contractor was having problems keeping up with the project; then
the contractor went out of business. Established a agreement with a new
contractor, this took time and perseverance. Result: The job still made 6%
and was only two weeks behind rather than 8 weeks.
