I have many years of experience in the Plumbing and HVAC Industry. My
career has provided me the opportunity to be involved with a variety of
projects in the private and public sectors. The common thread has always
been to satisfy the customer and bring the project in under budget. To
accomplish this, a company needs a team of employees working together

Management Skills
Project Estimating
Equipment and material takeoffs per plans and specifications.
Identify lower cost alternates and fabrication opportunities.
Use estimating software and vendor pricing to identify project material and
labor
costs.
Secure numerous subcontractor quotations to uncover the best subcontractor
price.
Prepare the proposal to provide a platform from which to negotiate a
contract.
Project Coordination
Buy out the project and prepare accurate and timely submittals.
Schedule equipment deliveries, manpower and subcontractors.
Provide safety parameters including task hazard analysis.
Communicate with all stakeholders to accomplish common goals.
Thorough documentation to provide a "paper trail".
Implement job cost reporting procedures to uncover problems and to protect
profit.
Project Closeout
Review all change requests and original contract for final billing.
Complete and document all punch list items.
Prepare operation and maintenance manuals including warranties.
Coordinate start up or commissioning of equipment.

The Warko Group: Reading, PA August
2008 to the present
On site Project Manager for the Sands Casino in Bethlehem, PA. We had
the plumbing portion of this fast track project. This facility consisted
of a ten story hotel, convention center, casino, retail outlets, several
restaurants and a parking garage. Spent the last year
estimating all types of plumbing projects.
James Craft and Son, Inc: Yorkhaven, PA October
2007 to August 2008
On site Project Manager/Superintendent for a York College project in
York, PA. We had the plumbing and heating contract on this job. This
project included two five story dormitories and commercial kitchen.
Centennial Contractors: Vienna, VA
February 2007 to October 2007
On site Superintendent for a project in the Capitol Power Plant in
Washington D.C. We oversaw the replacement of a Detroit Stoker coal
feeding system for one of the 5 story boilers that provided heat for many
of the federal buildings.
The Farfield Company: Lititz, PA
May 2000 to February 2007
I worked on many projects for the Farfield Company that included both
plumbing and heating. My last project with them was a four story office
building and parking garage for Merck Pharmaceuticals in Upper Gwynedd, PA.

September 1992 to May 2000
I had my own business for eight years. We operated in the commercial,
industrial and residential service settings. I took care of the
estimating, purchasing. project management, receivables and all other
aspects of a mechanical contracting business.
