In my position with Birmingham Capital, I frequently analyzed the
profitability potential of target projects. This analysis required the use
of multiple valuation techniques as well as the analysis of historic P & L
statements. I also built and reconciled detailed project budgets for newly
acquired assets. In working with Landmark Properties Group, I built a
financial model incorporating tenant default risk into projected cash flows
that allowed the acquisitions team to more accurately filter through target
projects.
Effective Communication and Teamwork Skills
Working with Birmingham Capital has enabled me to work closely with both
senior management and the firm's investors on a variety of projects.
Whether it be a large commercial project on the East Coast, or a small
office project in the Midwest, I have been involved in formulating and
presenting market materials to potential investors, preparing ad hoc
financial reports, and working with our legal team to amend purchasing
contracts. As a member of Landmark Properties group, I led a team of asset
managers in the research and analysis of the portfolio's operating budget.
In doing this analysis, we found inefficiencies in our maintenance
contracts that led to a significant cost decrease. I also worked with our
accounting and marketing team in the construction of the portfolio's
operating budget.
Quantitative and Analytic Abilities
While with Landmark Properties Group, I researched commodity prices to
achieve a lower price on materials for capital projects. I built a pricing
model showing the correlation between commodity prices and our tenant
improvements. This allowed us to take advantage of lower pricing on
construction items, and to more accurately budget for future capital
expenditures. While working at Trinity Commercial Development, I was
responsible for creating and presenting pro-forma financials to senior
management.
