Directly supported the needs of a select group of clients with real estate
acquisition, construction management, bid preparation and solicitation, due
diligence and cost estimating projects.
. Created and recommended development options for $100MM in improvements
for a 376-unit master-planned community in Chatsworth, CA.
. Oversaw construction of $3.8MM in joint improvements at the intersection
of two active State highways.
. Part of team (both design and expert witness testimony) that received
entitlements for a $1.75MM estate property that was sold at greater
profit to a land conservancy.
. Created, amended and/or closed-out consultant/contractor agreements
totaling more than $750K.
Director of Offsite Services
Castle & Cooke (Sherwood Development Co.), Thousand 2004-2006
Oaks, CA
Managed consultants/contractors and processed permits for a $50MM project
that included 90 residential lots and an 18-hole Jack Nicklaus Golf Course
that is part of the company's Lake Sherwood Development.
. Saved project approximately $120,000 without a schedule impact when an
unforeseen geologic condition threatened loss of a golf hole.
. Created and implemented new procedures and created new contracts for
grading, infrastructure installation and paving.
. Successfully worked out solutions when blasting/grading contractor quit
in middle of project.
. Successful redesign, permit approval, construction and start up when
sewer lift station was moved within 100-yards of Lake Sherwood after
construction commenced.
Off-site Project Manager
DR Horton (Western Pacific Housing), Los 2001-2004
Angeles, CA
Managed construction for off-site improvements (grading, storm drain,
paving, etc.) for residential projects (198 lots in Simi Valley and 74 lots
in Palmdale) including contract preparation/maintenance and assistance with
project-specific permits/agreements.
. Reviewed contractor's claims and proposals for merit and accountability.
. Managed construction of 1 MG partially buried concrete reservoir for the
VCWWD No. 8.
. Managed construction of box culvert across the Arroyo Simi on vibrated
rock piles with armored banks. Heavy storms, including a 100-year event,
washed out the work several times.
. Managed installation and monitoring of wicker drains to document that
site had settled and that homes could be constructed.
Land Development Manager
Pardee Homes, Los Angeles, CA 1998-2001
Reviewed improvement plans, budgets and schedules for compliance with
internal business plans that exceeded $125MM. Coordinated between
Construction, Purchasing and Civil Engineering consultants for off-site
construction improvements. Analyzed and created budgets for proposed land
acquisitions.
. Chosen from six candidates to prepare and implement company-wide
standards for residential development.
. Successfully permitted, released for bid and managed entire contract to
install over a mile of 50-foot tall stream bank protection within six
months.
. Used my environmental engineering knowledge to turn an oil field into a
150-unit residential development. In addition to expected petroleum
byproducts, managed permitting and dewatering of contaminated groundwater
to allow a sewer line to be installed through an active stream.
Project Engineer
Lindmark Engineering, San Fernando, CA 1992-1997
Prepared proposals and managed multiple projects. Designed, managed
installation and operation of tank fuel systems and soil and groundwater
treatment systems. Supervised an engineering staff of five.
. Completed technical specifications, oversaw construction and start up of
a soil and groundwater treatment system for a new elementary school. The
system included 15 wells of various uses with treatment equipment
including a catalytic oxidizer, a scrubber, an air stripping tower, an
oil-water separator, a product storage tank and two carbon canisters.
. Met tight budget/scheduling deadlines for permit processing, bid
administration, construction management and environmental oversight for
closure of an aerospace facility adjacent to Burbank Airport to
facilitate the Airport Authority acquiring the property.
. Permitted and implemented removal of contaminated sludge from six 8'-
diameter concrete wells from a depth of 90 feet bgs, solidified sludge at
the surface and then created a parking lot from the treated material to
obtain site closure.
