Obtained unprecedented approval letter from Johnston County to proceed with clearing and grading
p rior to construction plan approvals f rom the USACOE, NCDENR, NCDOT and the County. Positive
relationships t rust and respect allowed grading to start 6 months prior to final approvals, permits or
bonding. I solve problems.
Renegotiated 3 contracts bringing reductions totaling $50,000 (17% of existing contracts). A senior
manager remarked to a consultant that this “meeting was the toughest meeting I’ve ever been in” .

I am a Construction/Project Manager and a registered Land Surveyor in three (3) states. As Project
M anager, I have managed a $ 70 million land development project (2006 -2009), with expenditures of
a bout $6 million per year . Individual subprojects ran in the $250 to $750,000 range.
I n my roles as a project manger I have taken many projects from pre-startup to full build out. I have
i nherited a few difficult projects as well. I have i ndentified and confi rmed real estate for purchase,
completed preliminary analysis and recommended a go ahead or no go based on profitabili ty. Ordered
and analyzed t itle reports and binders for potential site problems. Created complete and accurate
p reliminary to final drawings and reports for p lanning and zoning approvals as well as the assembly of
permits, studies, reports, and presentations as required for r egulatory State, Federal and local
environmental and utility permitting i n Maryland, Virginia and North Carolina . Obtained client
approval of construction drawings as well as zoning/permit applications. Routinely t racked progress of
p lan approval.
Subsequent to the final plan approval, I ensured that all regulatory requirements were followed. I
coordinated individual subproject startup scheduling and monitored the ensuing construction. I initiated
t he final acceptance with the associated agencies. I submit ted bills as necessary and a pproved
expenditures of services rendered. I have prepared p roposals, cost estimates, budgets, developed and
( re)negotiated contracts. I have been a real estate agent and have worked with leases and other legal
documents. I am Microsoft Office friendly, being an above average Excel user. I have used Build links
and M icrosoft Project construction management software.
