Key Career Accomplishments:
o Selected as Schindler's northeast regional trainer and training
team member for "Customer Focus" programs. Program was developed
to improve an employee's attention to customer's known and unknown
needs. Training piece was a tool to improving delivery of service
and exceeding customer expectation.
o Established a new maintenance routing structure for the merger of
Millar Elevator to Schindler Elevator Corporation - Pittsburgh
District. Co-Leader in skills assessments of over 70 field
employees to adequately meet a service route and labor reduction
initiative.
o Directed the creation of a "New Business Sales Representative"
position for the Chicago-Loop office. Established sales objectives
and performance criteria. Designed brochures for competitor
specific accounts to market and secure new business growth.
o Assigned to the "Service Delivery Initiative" to improve service
delivery and profitability. Appraised employment structure,
responsibilities and performance of personnel for the Chicago-Loop
Office. Transformed office from a superintendent and sales
representative based environment to an Account Management culture.
Accomplishment of this initiative was recognized by J.D. Power &
Associates and Millar Elevator's Corporate Management Team.
o Recruited as Millar's mid-states region advisor & trainer for CAMA,
"Computer Aided Maintenance", an early customer and preventative
maintenance tasking program.
o Partnered and co-authored with GSA, "General Services
Administration", a "Quality Control Plan" for benchmarking and
quantifying service performance versus service needs for elevator
equipment. This plan has been adopted as a model by the GSA at
various locations. Millar Elevator was cited as a contracting
partner of the year.
o Contributed to being selected as, "The Outstanding Building of the
Year" at One Summit Square. The "TOBY" was awarded by BOMA
International 1986-1987. As Lead Engineer directed Facilities
Department in service excellence, flawless documentation processes,
superior condition of grounds and structures.
o Served as a team member in the transfer of management
responsibilities between Harding/Dahm & Associates to the Galbreath
Company for the One Summit Square office building.
o Negotiated and lobbied for retention of building maintenance staff
including wages & benefits packages with the Galbreath Company.

One Summit Square is the tallest poured concrete and the 4th tallest
building in the state of Indiana. It has 27 levels and approximately
300,000 sq. ft. of lease space positioned on a full city block of green
parkway in the heart of downtown. Major tenants during my tenure included
American Electric Power and Summit Bank which were also the majority owners
of the property. In 1987 One Summit Square was awarded a "TOBY", "The
Outstanding Office Building of the Year" from BOMA International.

o Supervised the activities of 11 non-union technicians in building
and grounds maintenance.
o Monitored the activities of housekeeping subcontractor which
included over 25 cleaning and management personnel.
o Directly responsible for building's life/safety, security and vault
protection systems.
o Attended numerous training courses offered by Honeywell specific to
building's life/safety, security and vault protection systems.
o Served as liaison with the facilities departments of both building
owners.
o Developed, submitted and presented facility management reports at
monthly "Owner's Committee" meetings.
o Managed purchasing agreements and cost control for material
expenditures. Instituted bulk purchase agreements to maximize
savings.
o Estimated and managed various projects using in-house staff or
contractors.
o Advised tenants on remodeling and build-out projects.
o Monitored activities of all contractors working on the property.
Key Accomplishments:
o Refined the core responsibilities of technicians to improve tenant
relations and to reduce the number of work order requests from
tenants.
o Developed and implemented monthly safety and technical training

o Revamped building equipment maintenance program to deliver a
realistic level of maintenance based on equipment needs and failure
rate.
o Planned and completed the transfer of a 40 ton cooling unit from a
nearby building to be used as an auxiliary cooling unit. Purpose
of project was to reduce cooling costs and dependence on the larger
chiller units in off peak hours and times of cold weather.
