CONSTRUCTION MANAGEMENT & ADMINISTRATION
. Rogers-Cipollono Electrical, Inc. is a major electrical contractor
who I provided construction management services and administrative
functions to successfully complete Defense Department and US
Military projects at Lakehurst Naval Base, NJ.
. Our primary project was the EMALS Project (Electromagnetic Aircraft
Launch System). EMALS is a US Navy program to construct the U.S.
Navy's first full-scale Electromagnetic Catapult System. This
project is now in the testing phase. I also provided my same
quality services on several other projects being done on other test
sites on this Naval Base, including AAG (Advanced Arresting Gear),
ALRE (Aircraft Launch & Recovery Equipment) and JBD (Jet Blast
Deflector).
. Some functions I successfully preformed included site inspections,
progress photos and weekly reports, ordering supplies and
materials, supervising deliveries of materials, weekly safety
meetings, daily invoicing of completed work, inventory control,
site payroll, preparing "As-Builts", submittals, preparing
manuals/brochures.

CONSTRUCTION MANAGEMENT & SITE INSECTIONS
. I successfully provided Construction Management, Administrative
Functions and Inspection Services for Hudson County Correctional
Facility; Bayonne Board of Education - 3 New Construction Projects
& Remodel of 11 Existing Schools; new Perth Amboy Municipal
Complex; and the new Fire Department/EMS Building; exterior
restoration of the Union County Courthouse complex.
. Initiate and maintain liaison with clients and A/E contacts to
facilitate project execution.
. I was assigned and completed compliance and progress inspections on
all projects on a daily basis, with detailed computerized reporting
systems and accompanying digital photography of construction.
Ensured compliance with all building codes was maintained, and
contractor compliance with owner approved specifications and plans
were also maintained. I also prepared comprehensive punch lists as
well as substantial completion & final acceptance inspection lists
with accompanying computerized reports and digital photography on
all projects.
. Processing of RFI's from contractors, review of submittals, plan
change review for compliance with architectural drawings.
. Payment requisition auditing for approval, proper submission of all
appropriate documentation required by owner, and inspection of work
to ensure proper completion prior to payment. Also reviewed and
approved Schedule of Values and verified costs of items listed.

. Director of Customer Services encompassing all warranty and
contractor service work for all townhouse, condominium and single
family projects for one of Pennsylvania's largest executive home
builders
. Supervised office staff and large contingent of servicemen who were
assigned daily service work in new homes, in addition to any daily
emergencies and daily problematic issues that may have arose with
all existing homeowners
. Completed walk-thru inspections of homes with clients prior to
final settlement and performed post settlement inspections of homes
to determine justified warranty items and proper corrective
actions. Estimated cost of repairs for President of Construction
when required.
DIRECTOR, CUSTOMER SERVICES-KAPLAN COMPANIES, NJ
. Director of Customer Services encompassing all warranty and
contractor service work for numerous townhouse and condominium
projects, and several single-family developments for one of Central
New Jersey's largest executive homebuilders.
. Supervised office staff and large contingent of servicemen who were
assigned daily service work in new homes, in addition to any daily
emergencies and daily problematic issues that may have arose with
all existing homeowners
. Responsible for scheduling contractor services with clients, and
performing 30-Day service list inspections of homes and 1-year
service list inspections of homes to determine justified warranty
items and proper corrective actions. Estimated costs of repairs for
President of Construction/Owner when required.
CONSTRUCTION MANAGEMENT-COUNTRYSIDE DEVELOPERS, PA
. I managed all contractor operations and scheduling for all
construction. This included the scheduling for all contractors work
from site clearing and layout through to final settlement and punch
lists.
. I provided executive oversight of office staff, construction
personnel, servicemen, construction budgets and construction
deadlines.
. Performed daily site inspections of each home under construction to
facilitate project scheduling with all subcontractors and to
determine any construction not properly completed per approved
plans and specifications.
. Liaison with government agencies such as Department of
Environmental Regulation, Department of Health, and local
municipalities to obtain required sewer and water permits, building
permits, etc.
. I was also assigned the responsibility for all customer services
after contracts were signed, through to completion of the home and
including punch lists. This included the inspection of all warranty
issues in all new homes and determining coverage of items and
determining proper corrective actions on items required for repair.
Provided estimates for repairs to Owner when required.
. Provided pricing for extras, kitchen and bath layout approval,
landscape plans, etc., and communication with client on final plan
design and approval.
. Complete understanding of construction financing and ground
acquisition including draw schedules. I represented company at Bank
to arrange construction draws and inspections on the homes we had
under construction
. Oversaw an annual building program consisting of 60-80 executive
custom homes, several townhouse projects, as well as condominium
projects throughout the area on a yearly basis. We also did some
light commercial and office projects, which included storefronts.
