professional background
fleisher land & homes, rifle, co
associate broker and development manager 2006-
present
. Focused on commercial brokerage, development and commercial leasing
. Leading regional broker in past three years in my marketplace in the
leasing of industrial, retail, office and industrial yard properties.
$45 Million in active commercial listings at one point in 2008.
. Proven strengths include investment and financial analysis utilizing
industry-standard tools, work with private equity groups, cash flow
modeling, marketing, investor relations, management of development teams,
development budgeting, contracts and leases, negotiation, and site
selection and acquisition
. Successfully developed lasting, high-profile client relationships
. As Development Manager, responsibilities include oversight and
coordination of development teams, including architects, engineers,
attorneys and other consultants, acting as general contractor or owner's
rep on tenant finish work, and working as a liaison with investor teams.
Established excellent working relationship with local government
officials which has paid dividends to the firm in the ease with which we
are able to move through the political process. Examples of development
experience:
. Oversaw entitlements on Rifle, CO's first mixed-use (retail and
residential) center, including creation of a PUD and assisting city
with its first mixed-use zoning classification.
. Managed value-add work in a Rifle, CO retail center, including
exterior physical improvements, interior building upgrades, tenant
finish work and upgraded covenants. Asking rents nearly tripled
afterwards.
. Though halted in the Preliminary phase of entitlements, oversaw work
in creation of Sunset, a mixed-use commercial subdivision to include a
hotel, restaurant pad, multifamily housing, and a mixed-use center.
Example of dedication to clients and their needs: A development team based
in West Bloomfield, MI and Aspen, CO came seeking a high-profile project on
the Western Slope of Colorado. I suggested they pursue what I believed to
be an outstanding opportunity to redevelop the downtown core of Rifle, CO.
We thereafter set about assembling a number of downtown properties,
improved and otherwise, and subsequently worked with the city on
redevelopment plans. Stopped due to the downturn in the economy, the
project was to include a new downtown zoning classification, an increase in
the height restriction from 35 feet to eight stories, and a development
proposal that was to exceed 1,000,000 square feet of residential, office,
and retail space, including a movie theatre, parking structures, and a
health and wellness center.
