Development/Construction Coordinator, October 2005 to October 2009

Acquired and maintained electronic/hard copies of all critical due

diligence reports/documents required for the acquisition of properties

by the Company.

Compose Site Investigation Reports for all projects which consisted of

heavy Municode research via the internet, calling and/or personally

meeting with Officials at Jurisdictions. Travel to jurisdiction for

DRC meetings and permit expediting.

Assisted with new construction budget at interim of project and thru-

out construction to ensure project remained within budget.

Initiate new project due diligence reports (i.e., zoning letters,

surveys, asbestos and environmental reports) from outsourced

consultants.

Assist Project Engineers and Architects in obtaining final site and/or

building permit approvals.

Prepare all construction Bid Packages for distribution to General

Contractors including supplemental information/instructions. Prepare

and maintain RFI, directive, addendum, and drawing log.

Compose General Contractor AIA Contracts, Notice of Commencement and

Notice to Proceed.

Coordinate with Tenant and General Contractor all construction

milestone date changes to project schedule.

Review all Change Orders (maintain change order log) and Requests for

Payment; Obtain Architect approval; Secure and maintain records on

lien releases as related to progress payments. Secure the necessary

required close-out documents before final payment is released to GC.

Compose weekly status reports for Tenant. Travel to job site for

final tenant walk thru; ensure Punch List items are completed by GC.

Coordinator between Tenant and GC all warranty repair items for a

period of one (1) year post Certificate of Completion.

LINCOLN PROPERTY COMPANY - ORLANDO, FL

Assistant Property Manager, October 2004 to October 2005

Customer Service - Respond to tenant service requests, coordinate

assigned employees and vendor work orders and place follow up calls to

tenants.

Lease Administration - Fully understand parameters of Lessee/Lessor

responsibilities by project, prepare tenant/owner correspondence,

coordination for new tenants, monitoring rent collections and

billings, preparation of legal documents and tracking tenant

insurance. Prepare Leases in Skyline.

Accounting - Code payables to match budget, verify invoice totals,

review current charges for billings and prepare lease termination

forms. Prepare financial reports using Skyline and JD Edwards and

information provided by Finance and Accounting.
