Worked directly with client. Worked on projects in Newburgh, NY, Aspers,
PA, Niagara Falls, NY and Rochester, NY. Project construction hard cost
ranged from $1,100,000 to $18,000,000. Job duties included up front project
planning, estimating, creating budgets, value engineering, scheduling,
working with Architects and Engineers and oversee project to the end
including closing out. Mediated contract disputes. Also worked with state
Architects and SHPO
April 1993 until March 2005 Conifer Realty/ Home Properties
Construction Manager, estimating and overseeing low-income projects. Was
part of the project team on several new construction and rehab jobs. Worked
with DHCR, Rural Development, Boston Capital and Related Capital. Have
worked on jobs in New York, Pennsylvania, Maryland and New Jersey. In
addition I have done due diligence on several projects for Home Properties
from NY to VA and as far west as IL. Have worked on jobs from 33 to 1,200
units. Project cost ranged from 2,000,000 to 10,000,000. Job duties include
up front project planning, estimating, creating budgets, value engineering,
scheduling, awarding contracts, working with Architects and Engineers and
manage project to the end including closing out.

Construction Supervisor, Supervised low-income projects as well as
commercial projects. Job duties included supervising as many as 30 people
on the job site. Supervised subcontractors and men on our payroll.

Forman for Tobby Construction, Worked on schools and commercial jobs. Job
duties were to work with and supervise men. Forman to as many as 20 men.
June 1984 until February 1989 Auto parts / buy and sell houses
Owned and managed two auto parts stores, bought and sold houses. Used auto
parts stores to finance buying and fixing up houses for resale and profit.
