Senior Manager of Facilities and Leasing - The Americas - Direct report to

Responsible for the real estate portfolio for all locations in Canada,

United States, Mexico and South America (over 600K sq. ft.). Management

and oversight of a staff comprised of facility managers, facility

administrators, maintenance technicians and administrative support

personnel; totaling 15 individuals. Negotiate and/ or renew existing Leases

and Subleases for offices throughout my area. Construction Management and

oversight of entitlements, building permits, TI build out and obtaining

final C of O. Created and negotiated LOIs, Lease/ Sublease documents and

obtained internal Legal review and approvals. Communicated and collaborated

with all affiliated departments and accomplished the achievement of

strategic goals and budgets/ returns, which I presented quarterly to senior

management.

2004 to 2009

Wendy's International;

Mountain Region - Real Estate Director

Site selection, deal negotiation, legal document creation and comprehensive

real estate management of office and retail locations in Arizona,

California, Nevada, New Mexico, Missouri and western Texas. Generated

LOI's, negotiated Purchase Contracts, Ground Leases, Office Leases, early

terminations and Sub-Leases. Negotiated terms for signage agreements,

easement rights, parking agreements, common area points and any associated

items with unit locations. Responsible for the relocation/ expansion of the

western region offices in Phoenix and the negotiation of space reduction/

termination of office Leases in Kansas City, Ontario, Phoenix, Seattle and

Portland. I generated Asset Management reports for use at the regional and

corporate level. Worked with, coordinated and established timelines/ cost

estimates for repair/ construction assignments with internal Facilities

McDonald's Corporation; Rocky Mountain Region

Site Acquisition Manager

Responsible for site selection, property acquisition, property disposition,

deal negotiation and property management in Utah, Nevada, Wyoming, Colorado

and New Mexico. Generate LOI's,

negotiate Purchase Contracts and Ground Leases, create all the contents of

real estate packages for deal approval (includes sales forecasting models,

pro formas, decision logic and demographics). Provided internal

communication/ reporting to multiple department disciplines. (operations,

legal, finance and senior management) Attend and present proposed

development plans to City and County municipalities for approvals (i.e.

Planning & Zoning; City Council, Design and Review and Public Hearings)

Responsible for real estate acquisition, disposition and leasing of

ancillary facilities, medical office buildings and "campus" assets for a

consortium of hospitals in California, Nevada and Arizona (over 8 million

square feet). Property types include: commercial buildings and land,

medical office/ traditional office space, industrial and residential

buildings and land. Market analysis, property valuation, broker selection,

deal negotiation, document creation and administrative/ religious approvals

were all my direct responsibility for a property disposition portfolio of

$270 Million. Oversaw a support staff that included: facility analysts,

Created national lease template for use in all real estate transactions.

Fully negotiated and executed leases on over 60 (5,000 square ft.) units

and also identified, negotiated and executed deal terms and leases for 19

"superstore" (15K-25K sq. ft.) locations throughout the U. S.

Negotiated the disposition of 200+ retail units through sublease,

assignment and/ or lease buyout.

Supervised and led the real estate/ property management department,

comprised of 7 on-site professionals.

Managed and coordinated the functions of a network of commercial real

estate brokers nationwide, which handled market specific functions.

Directed and controlled off site retained service providers for legal

counsel, maintenance, security and architectural designs and drawings.

Projected, implemented and audited an annual departmental expense budget.

Conducted Lease audit on CAMs and rent records and negotiated

reconciliation of the findings with property owners and/ or their

representatives.

U.S.. I conducted market analysis, site selection and deal negotiations for

Manager upon my initial hire, for site selection research. My deal making

experience included dirt purchases, ground leases and lease space

negotiations.

Member of store development for chain store expansion. Performed market

study analysis, sales forecasting, retail site selection, competitive

analysis and proforma calculations for new unit profitability. Developed
