1. Qualification of all the bids/proposals from the specialty

contractors, material suppliers and other vendors prior to

establishing the budget for the estimate/proposal.

2. Preparation of complete proposal/estimate packages for submittal

to owner/architect including:

a. Qualifications by CSI Divisions

b. Evolve AIA Contract Documents

c. Cost Breakdown Package

d. Identify/Qualify/Quantify Allowances, if necessary

3. Negotiation of contract with client/client's

representative/architect.

4. Cost engineering of project, if and when necessary, to achieve

desired budget.

5. Creation of "project plan" prior to commencement.

6. Creation of critical path "base" construction schedule in

Microsoft Project or Primavera Suretrak formats to track the progress

of the construction.

7. Regulatory compliance; permitting.

8. Negotiation of contracts and scopes of work with specialty

contractors and material suppliers.

9. Creation of the Submittal Register to ensure timely and

expeditious "buy-out" and delivery of all the materials.

10. Review all shop drawings and product data.

11. Field supervision with creation and implementation of "punch lists".

12. Communication with owners, architects, owner's representative, and

During my tenure as Vice President of Operations over 50 homes and six (6)

to eight (8) Project Managers were under my managerial responsibility. The

high end luxury custom homes had an average value of approximately $2.8

Million for a total value of $140,000,000.00.

VETERANS CONSTRUCTION CORPORATION

1. Sold and built 640 condominium units for a total of $35 Million

of construction.

2. Over 80% of the homes were financed by VA or FHA, making them

affordable for the men and women in the military of the Homestead Air

Force Base.
