schedule analysis, and reporting on major programs for construction
projects. I have been responsible for construction cost management,
scheduling, time impact analysis, status reporting, funding allocation
monitoring, and forecasting. My past experience have involved college bond
programs, school bond programs, theme park, sewer, wastewater and
environmental projects. My past consulting experience, includes the City of
Los Angeles Bureau of Engineering and Los Angeles Mission College and
Disney Resort .
I am effective at communicating scheduling priorities to construction
management team; anticipating problems and developing solutions;
experienced in negotiating change order time extension with contractors;
and also proactive in researching details and informing management of
potential delays and problems.
Experience
Los Angeles Mission College (2008 to Present) -Senior Scheduler Consultant
As a Senior Scheduler with Los Angeles Mission College; I am involved with
new construction, modernization and renovation from NTP thru Commisioning
to Closeout. The projects I am involved are the construction scheduling of
Health and PE Fitness Center ($36 million), Family and Consumer Studies
Building ($36 million), Media Arts Building ($18 million) and campus wide
modernization and renovation projects totalling ($ 15 million).
My work includes producing detailed, integrated construction schedule;
monitoring of contractor's baseline CPM schedules, monitoring job progress
and monitoring contractor's schedule updates, preparing and reviewing time
impact analysis, preparing cash flow projections and providing schedule
reports as needed basis. Also monitoring submittal's and RFI's that could
cause a impact to the schedule.
City of Los Angeles Bureau of Engineering -Senior Scheduler Consultant
(2005 - 2008)
As a Senior Scheduler for the LABOE, I worked for Vanir Construction
Management on the Lower North Outfall Sewer Rehab Project ($67 million).
Project involved sewer renovation which consisted bulk cleaning, pressure
washing, excavations of shafts, cast-in-place, and soil injection grouting.
My work includes reviewing baseline schedules and updates for conformance
with scheduling specifications; reviewing monthly schedule updates;
evaluating progress; verifying actual start and finish dates; verifying
individual activity durations and sequencing through reconciliation with
the inspector's daily log; identifying critical activities and reviewing
the contractor's plan to mitigate delays. I also review activities that
may interface with third parties and provides schedule update information
at the weekly jobsite meeting. Also prepared and reviewed time impact
analysis regarding contractors stated delay.
Disney Project Management - Scheduler Consultant (2004 - 2005)
With O-Connor Construction Management I was a Scheduling Consultant
responsible for reviewing the contractor schedules for Steam Train Ride and
Tiki Room Renovation and Splash Mountain at Disneyland Resort. This effort
included preparing written comments and recommendations; reviewing
contractor construction schedules for conformity to specifications and for
correct logic, task durations, and critical activities; reviewing actual
construction sequencing and progress as it occurs; conducting weekly
scheduling meetings to provide information to the project managers and the
construction manager regarding progress.
U.S. Army Corp of Engineers Los Angeles District - Scheduler Consultant
(2004)
I was employed as a Project Controls Specialist with Luster National, Inc.
I was assigned to multiple civil and military major projects, including
waterways, dams, streams, channels, barracks, mess halls, and military
housing valued over $200 million. In providing scheduling support through
all project development phases, he developed the project cost and schedule
baselines, established resource loading based on detailed work scope,
identified variances, and coordinated monthly status with Project Managers.
He monitored and updated the cost and schedule status and provided monthly
reporting. I oversaw a staff of four project control specialists and
provided project control training to COE staff. I converted most COE
projects from Microsoft Project to Primavera 4.0.
Los Angeles Unified School District - District "A" - OAR (2003 - 2004)
Working for William Yang & Associates, I was OAR for the renovation and
modernization of LAUSD elementary schools under Bond BB (over $200
million). I was responsible for preparation of bid documents, issuance of
contractor NTP, conducting Job-Start meetings, processing the Schedule of
Values, and developing construction schedules and cash flow diagrams for
approval. I also maintained information in Expedition, including RFI's,
RFP's, Submittals and Change Orders. Additionally, I processed contractor
Payment Applications and monitored cost and schedule status. I conducted
weekly progress meetings and job site visits and was certified as an OAR
through the LAUSD training program.
Brinderson Constructors, Inc. - Scheduler (2003)
Working as a Scheduler at the Chevron Commercial Projects, I was
responsible for the planning, scheduling, monthly forecasting, and cost
performance reporting on Chevron contracts ($50 million). Additional
duties included tracking labor hours, providing performance measurement
reports; forecasting project cost-at-completion and cash flow; attending
weekly project meetings; and providing progress reporting information to
the client.
Hacienda La Puente Unified School District; Rowland Unified School District
- Scheduler/Document Controls Manager (2002 - 2003)
Working for Del Terra Group, I was Document Controls Manager/Scheduler for
the renovation and modernization of elementary schools at Hacienda La
Puente Unified School District ($125 million). I processed and logged
RFI's, RFP's, Submittals and Change Orders into Prolog, provided cost and
schedule analysis to Project Managers, and reviewed cost and schedule
performance baselines against schedule updates. Additionally, I reviewed
and processed contractor monthly payment applications, coordinated weekly
project meeting to discuss progress and outstanding issues regarding
submittals RFI's and change orders. Also provided cost reporting and
schedules for the school's construction managers. Also oversaw a staff of 4
document controls engineers.
City of Los Angeles Department of Public Works - Scheduler (2000 - 2002)
Assigned to the 11 mile East Central Interceptor Tunneling Sewer Project
($265 million) for JGM, Inc.
My work included reviewing baseline schedules and updates for conformance
with contract requirements; reviewing monthly schedule updates; evaluating
progress; verifying actual start and finish dates; verifying individual
activity durations and sequencing through reconciliation with the
inspector's daily log; identifying critical and sub-critical activities;
and reviewing the contractor's plan to mitigate delays. I also review

Los Angeles Unified School District Scheduler (2000)
Working for CMTS as a Scheduler, I was responsible for consulting with the
LAUSD consultant 3DI on cost control and scheduling issues. Also I
provided review and analysis for performance against established baselines
vs. the schedule update and prepared monthly progress updates to LAUSD
under Bond BB Program.
Los Angeles Police Department, Los Angeles and Valley 911 Center Scheduler
(1999-2000)
I was responsible for providing cost control and scheduling consulting
services for the construction of 911 facilities valued at $22 million. I
provided review and analysis for baseline cost and schedule compared to
forecasts, prepared monthly progress reports to LAPD, and reviewed monthly
invoices. Also attended the City of Los Angeles' monthly technical
steering committee meetings to report progress and cost.
Metropolitan Water District - Cost/Scheduling Consultant (1999)
I worked as a Cost and Scheduling Consultant on the Metropolitan Water
District's dam renovations at Inland Feeder and San Diego 6 (valued over
$100). I developed and maintained construction cost and schedule
information for all project phases. I was responsible for cost loading
schedule, monitoring costs, manpower analysis, performance measurement
analysis, resource analysis, overhead and escalation rates, and
implementing requirements to establish performance against baselines. Also
prepared weekly and monthly schedule and cost analysis updates.
El Centro Naval Facility, Camp Pendleton, North Island - Cost
Engineer/Scheduler (1994-1998)
Working as a Cost Engineer and scheduler for construction projects at
Federal Government facilities, I maintained project control information for
environmental remediation projects related to soil contamination on El
Centro Naval Facility ($11 million), Camp Pendleton ($15 million), and
North Island ($20 million). I was responsible for cost loading schedules,
man power analysis and tracking costs on a daily basis. Also worked with
the Contracts Department to ensure the company was in compliance with
purchasing requirements. Also prepared weekly and monthly schedule and cost
analysis reports. Responsible for the training of newly hired cost
engineers who had recently graduated from their University.
