Professional Manager and Licensed Architect, with extensive

experience in all phases of commercial construction and

retail development.

KEY LEADERSHIP CAPABILITIES

Manage the construction process for assigned projects from

the initial due diligence period though grand opening.

Maintain cost detail reports, estimate projects, issue

contracts, approve contractor invoices, issue revisions to

contracts and project close out.

Work with Real Estate and Design personnel on assigned

projects and develop initial costs estimates and proforma.

Review project information such as soil tests, ALTA surveys,

title Insurance, contract documents, and submittals.

Work with the A&E team in preparing schematic site plans,

elevations as well as all phases of documents.

Review Design and Construction documents for completeness,

economy, and criteria specifications.

Work with leasing team to review and comment on pending

LOI's, leases, and Tenant Allowances

Meet with Architects, Engineers, Government agencies,

tenants, contractors, as required in order to insure the

project in moving forward within the approved budget and time

frames.

Conduct on-site inspections and attend regular Owner,

Architect and Contractor meetings and other meetings as

required.

Review and approve all contracts, change orders and

applications for payment.

Project close-out and record binders.

DETAILED EXPERIENCE

2002-Present Development Manager, The Sembler Company, St Petersburg, FL

Serve as Client's primary point of contact with respect to

its project management process.

Upon approval of a site, prepare project specific and client

driven goals, schedules, budget and detailed assumptions.

Coordinate client and consulting team efforts during the

design implementation process including conceptual,

schematic, design development and construction documentation.

Coordinate any and all due diligence efforts, attend meetings

with government agencies-staff and local neighborhood

associations as to secure necessary support, approvals and/or

variance for each project.

Develop a detailed project budget based on site specific

conditions, market data and client's specific requirements.

Develop and maintain a master project schedule. Prepare RFP

needed for vendors and contractor services. Review and

approve proposals and prepare related contracts.

Facilitate weekly project coordination meeting with client,

General Contractor and consulting team as to insure that

responsibilities are communicated and understood by all

members and expectations are positively managed.

Actively track each aspect of the project performance against

schedules and critical path. Conduct progress field

inspection of projects under construction as to confirm

adherence to design and specifications criteria.

Generate progress report- proactively and effectively

identify and resolve issues that may impact a project

schedule.

Responsible for all project documentation accuracy and

effectively control the risk/liability of all contracts on

behalf of the client and the company.

Publish monthly reports to stakeholders containing operating

and financial metrics for individual projects. Develop and

present service delivery models and other business

presentations as necessary.

Project experience includes big box retails, freestanding

pharmacy stores, banks, donation centers and neighborhood

centers.

2000-2002 Site Development Coordinator, Greenberg Farrow Architects,

Atlanta, GA

Worked closely with Home Depot Real Estate Managers and

Construction Project Managers on multiple big box

developments, from inception to completion. Provided

consulting services during site selection, real estate

evaluation, site acquisition and land planning. Coordinated

site and building construction documents. Attended public

meetings and secured necessary jurisdictional approvals for

each project. Assisted client in establishing a capital

expenditure budget for each project, bid negotiations and

selection of a general contractor. Attended periodic field

coordination meetings and assisted client on various duties

thru project close-out.

1998-1999 Real Estate Property Analyst, Ethan Allen, Inc., Danbury, Ct.

Managed real estate due diligence for site acquisition,

evaluation, land planning, programming and jurisdictional

Managed construction related activities, from bid negotiation

to scheduling, coordination and procurement of materials,

labor and equipment. Managed account receivable and payables,

contracts, changes and claims on multiple projects. Inspected

field construction progress routinely as to insure

conformance to design requirements. Chaired weekly meeting

with architects, engineers, contractors and clients

1993-1995 Project Manager, Pasqua Coffee Bars, Inc., New York, NY

Lead construction professional for new, relocation and

remodel stores on a national scale. Extensive detailed design

and engineering coordination. Provided leadership to the

requirements.

Managed the planning design and construction process for

assigned new and remodel stores. Coordinated development

efforts with Real Estate, Store Planning, Purchasing,

Operations, and all necessary vendors as to insure that

projects were completed on schedule and within budget.

Created lease exhibits and initial conceptual budgets for

Real Estate's use in LOI and lease negotiations. Evaluated

landlord Work Letters for adherence to BND standard and

inform Real Estate of cost impacts. Directed and inspected

the progress of all site construction activities to ensure

quality of construction and adherence to schedule.

Established regular project team meetings to discuss each

project and address and document issues that could impact the

budget or schedule. Reviewed and evaluated each project upon

completion and identified areas for improvement in design,

scheduling and cost efficiencies. Regularly communicated with

Real Estate, on landlord's performance of its contract duties

1988- 1991 Tenant Coordinator, The Pyramid Companies, Inc., Syracuse, NY

As a member of a construction and development team, I was

responsible for meetings with perspective tenants, provide

assistance with the preparation and coordination of tenant

lease documents, review and coordination of tenant design

documents, including architectural, electrical and mechanical

drawings, implement and monitor project scheduling, project

budget, and administer tenant's construction work within

existing or new building shells.
