CONSTRUCTION PROJECT MANAGER

Plan, organize and manage commercial and retail construction projects from

inception through closeout and occupancy. Oversee site work, new store

construction, store expansions, remodels, emergency construction, and

demolition projects spanning the east coast, from Delaware and Pennsylvania

throughout Maryland, Virginia and the District of Columbia. Simultaneously

manage 8-15 projects per month, from $20,000 remodels to multimillion-

dollar site development and ground-up construction of buildings and strip

shopping centers. Serve as liaison between the KBR team, construction crew

and primary client, CVS retail pharmacy.

PRE-CONSTRUCTION

. Assist with reviewing blueprints and drawings, estimating, developing

scope of work and budgets and bid management.

. Schedule and conduct various pre-construction meetings with

developers, subcontractors and client representatives to review site

and building plans, specifications, construction schedules, material

deliveries, time and action plans and costs.

. Plan, procure and staff subcontractors. Make as needed recommendations

to replace weak performing subcontractors and secure out-of-area subs

that are better equipped to meet project time constraints.

PROJECT MANAGEMENT

. Manage and observe work in progress for each project to ensure

procedures, practices and materials conform to specifications,

budgets, and timelines.

. Represent company and client at all project meetings with architects,

subcontractors, developers, engineers, and municipal/county/state

government agencies. Coordinate with civil engineers and state highway

administration officials regarding utilities, water, and sewer.

. Investigate site development and construction issues and implement

corrective actions to keep projects on track.

- Sample achievement: Engaged in heavy negotiations with county

attorney and commissioners to resolve major utility issues

initially overlooked by site engineers and secure timely release of

permit and owner settlement (a 15-acre shopping center; $6.5M site

development.)

workmanship of completed projects for conformance to standards;

receive certificate of occupancy, punch list follow up and final

approval.

practices in the field. Review and initial approval of any invoices,

application of payment, change orders, and project close-out

months ahead of schedule with a $100,000+ cost savings by

recommending and securing landlord's and county officials'

approval to modify the design plan and materials.

CLIENT & VENDOR RELATIONS

. Work closely with CVS project managers and area directors as well as

various internal partners, including store owners and managers,

district managers, pharmacists, and pharmacy supervisors to ensure

adherence to CVS standards and regulations that govern construction.

. Effectively handle noise issues, parking constraints, connections to

existing utilities, and other construction challenges to ensure

minimal disruption of building tenants and retail operations during

construction.

- Sample achievement: Overcame tenants' high demands and complaints

while seeing construction of a CVS in an existing high-rise through

to completion; established and maintained daily communications with

CVS project manager, subcontractors and condo association regarding

schedules and activities.

. Rapidly respond to building emergencies in existing stores to ensure

minimal downtime and monetary losses for retail operations.

- Sample achievement: Achieved an unprecedented response to a snow-

related roof collapse at a CVS store, which included attainment of

a building permit in 24 hours and construction of a temporary

pharmacy within five days of the accident.

CONSTRUCTION PROJECT MANAGER/ESTIMATOR/MASTER PLUMBER

Provided overall administrative and technical management of commercial and

residential construction and plumbing installation projects, from bid

and construction of custom homes, office complexes, strip shopping centers

and ground-up retail pharmacies. Concurrently ran the firm's plumbing

business, which included supervising two journeyman plumbers, ordering
