FORMER QUEENS FAMILY COURTHOUSE (Residential), Jamaica, NY
Senior Project Manager for this GMP Contract
The Project included the construction of a new twelve story residential
building in Jamaica Queens. Responsibilities included the development and
assembly of a GMP contract, managing day-to-day construction activities and
supervision of the project staff. Led a team in producing a $129 million
GMP Contract in nine weeks. Obtained TCO's for 346 apartments and other
spaces over a period of four months. Obtained approvals for installation
of a large tower crane in NYC. The project consisted of 346 rental and co-
op apartments, retail and amenity spaces and a two story underground
parking garage totaling 500,000 SF. The building structure consisted of a
structural steel podium with a ten story masonry-bearing wall and precast
concrete plank floor tower above. Construction value: $129 million.
PLACE 57 207 East 57th Street
Senior Project Manager for this GMP Contract
The Project included the construction of a new high rise residential
condominium in midtown Manhattan. Responsibilities included the
development and assembly of a GMP contract with the developer, managing day-
to-day construction activities and personnel. Worked effectively to meet
the challenges of a small footprint and a busy two-way street. The
building is a 34 story flat plate concrete superstructure with glass window
wall exterior. Construction value: $45 million. Comprised of 68 dwelling
units on 34 floors, 145,000 SF.
HOTEL SOFITEL, NY, NY
Senior Project Manager
Interiors for this curved 30-story limestone and glass tower flanked by two
rectangular 20-story wings. Located on the City's fame "Club Row", the new
hotel features 402 rooms and suites, a high-end lobby, grand ballroom,
conference rooms and restaurant. Effectively organized and trained a staff
of assistants. Responsible for the day-to-day management of all finish
trades including drywall, electric, stone, architectural woodwork,
painting, glazing and the Owners FF&E program. Construction value: $83.4
million, 295,000 SF.
BROOKLYN MUSEUM OF ART, Brooklyn NY
Senior Project Manager
Managed the museum's entire Entrance Upgrade Master Plan valued at $50
million. The project was named "Cultural Project of the Year- 2004" by New
York Construction News. The project includes several major components
designed to upgrade the aging landmark facility and attract more visitors
to the museum. A new 35,000 SF stepped hemispherical glass atrium entrance
featuring a Pilkington skylight system, renovation and expansion of the
Lobby, restoration of the existing landmark fa ade including cleaning and
re-pointing of the limestone panels, restoration and relocation of statues
and restoration of windows, development of the Eastern Parkway plaza to
include automobile drop off areas, decorative fountains and green areas
that will be programmed for outdoor activities, a new rear entrance to the
Lobby and expansion of the parking lot, a new emergency generator system,
extensive underpinning, temporary shoring and demolition of existing
bearing walls, columns and floors. Provided leadership in development of
programs, schedules and logistics schemes in order to allow the facility to
remain open during construction and to achieve the high expectations of the
Owner and Architect.
JC PENNEY STORE, Smith Haven Mall, Lake Grove NY
Project Manager/ Superintendent
Renovation of an existing 90,000 SF department store to be a new JC Penney.
The work included the demolition of the previous store fixtures,
modification of all existing MEP systems to meet JCP standards, all new
interior construction, display installations and new elevator. All work
was performed on time to meet store opening date.
METROPOLITAN MUSEUM OF ART, NY, NY
Project Manager
Designed and implemented extensive coordination and logistics schemes for
new construction new in occupied public spaces. Major projects included:
CHINESE GALLERIES: A $9.7 million renovation of existing space to become
the new Chinese Galleries. The project consisted of the installation of
glass display cases, elaborate mahogany woodworking, glass ceilings, and
lighting systems, HVAC systems with direct digital controls, stone floors,
a new elevator and new structural steel mezzanine. The project required
coordination with the Museum regarding protecting public access to
emergency egress during construction.
RATTI TEXTILE STUDY CENTER: The project consisted of construction of a new
$7.5 million state-of-the-art textile restoration and storage facility.
The work included the installation of extensive cabinetry work, artifact
storage systems, hi-tech laboratory spaces, a de-ionized water system, HVAC
systems with direct digital control and enclosing an existing courtyard to
create usable space. Additionally, the project featured extensive
demolition work directly below existing gallery space requiring strict
compliance with vibration control procedures.
RIVERSIDE SOUTH, Building D and Park Phase I
Project Manager
Building D: An $87 million, 516-unit, 40-story residential complex.
Managed all infrastructure work at this project which consisted of all new
roads, bridges and utilities including water mains, storm sewer, Con Edison
gas and electric, fire alarm systems, construction of the new West 68th
Street bridge over the Amtrak Railroad in accordance with NYC and DOT
specifications and the construction of other new roads and sidewalks.
Constructed new roads and bridges in Manhattan which did not previously
exist.
Riverside South Park Phase 1: Managed construction of new park amenities
such as landscaping, benches, walkways and athletic fields. Also included
is the construction of a new 750-long pier and bulkhead wall repairs. The
project also involved a nine month long pre-construction period consisting
of extensive value engineering for this $11.6 million project.
