World Trade Center Redevelopment Sustainable Design Guidelines Compliance,
PANYNJ
Project Manager for the full audit review of all redevelopment work at
World Trade Center Site (11+ million square feet, $15+ billion construction
cost) to ensure projects maximize sustainable design strategies and comply
with WTC Sustainable Design Guidelines
(www.renewnyc.com/plan_des_dev/design_guidelines_manual.asp). All design
and construction teams are required to submit full drawing and
specification sets for compliance review. The WTC Sustainable Design
Guidelines are site specific to the World Trade Center site, capture the
urban scale, mixed-use and whole-system attributes of the redevelopment,
and have expanded significantly on the traditional model for green
guidelines. The project scopes reviewed for compliance include:

Fordham Place Redevelopment, Acadia Realty Trust (NYSE: AKR), Bronx NY
Project Manager for the sustainable design and LEED certification for the
high performance renovation of a 265,000 sf mixed-use building in Bronx,
NY. Primary goals for this project included reducing operating expenses,
avoiding early obsolescence of real asset, and leveraging the public
relations value of green leadership. Fordham Place received LEED for Core
and Shell Gold certification, a first for a commercial project in the
Bronx. Secured over $540,000 in financial incentives from the New York
State Energy and Research Development Authority (NYSERDA) for building
systems upgrades, energy modeling, green building analysis, and
commissioning. Developed Green Tenant Design and Construction Guidelines
to facilitate tenant fit-outs which meet the design goals of the core and
shell.
Corporate Sustainability Strategy, Fortune Global 200 Pharmaceutical
Company, NJ
Project Manager providing the following deliverables in support of a major
campus expansion and infrastructure upgrade in compliance with the 2050
Master Plan:
. Assets and Opportunities Report develops an in-depth and comprehensive
understanding of the baseline sustainable / environmental characteristics
of the site, community, and built and natural systems of the 200+ acre
New Jersey campus.
. Sustainability Strategy provides a roadmap from the global corporate
citizenship mission statement to global corporate sustainability
guidelines to mission-specific, site-specific strategies which are
achievable, measurable, and cost-effective.
. Energy Density Benchmarking Report which documents ten high-performance
case studies of office buildings in similar climates and compares current
goals to best practice.
. Campus Wind Study analyzes the feasibility of incorporating wind turbines
for on-site production of renewable energy at two intervals of
development within the 2050 Master Plan utilizing local meteorological
data and virtual wind simulations.
Sustainable Infrastructure Guidelines, Port Authority of New York and New
Jersey (PANYNJ)
Project Manager for the development of Sustainable Infrastructure
Guidelines which support PANYNJ's policy "to reduce adverse environmental
impacts" of their operations. The development effort included research of
various reference standards, consensus building charrettes with key agency
stakeholders, development of mission specific guidelines, and a framework
for scalable implementation.
Wooster Building Rehabilitation, SUNY New Paltz, New Paltz, NY
Project Manager for the rehabilitation and reprogramming of a 70,000 sf
existing facility which was originally built in 1967 and required critical
maintenance upgrades. The new facility will house several functions,
including dining facilities, student services and several academic
departments and will improve pedestrian circulation between the campus' two
main academic quads. This ongoing project is an exemplar of sustainable
adaptive reuse.
Green Building Operations and Maintenance Manual, Acadia Realty Trust
(NYSE: AKR)
Project Manager for the development of Green Building Operations and
Maintenance Manual covering topics ranging from green cleaning to
integrated pest management to HVAC equipment maintenance, for use portfolio-
wide on Acadia's 10 million square feet of managed properties in the United
States.
Johnson Hall of Science, St. Lawrence University, Canton, NY
Project Manager of a new 115,000 sf laboratory and classroom building.
Project includes deep daylighting, 40% reduction in water use, 98%
reduction in storm water discharge for 1.5 year storm, 18% reduction in
annual energy use ($104k savings per year), 95% FSC certified wood, and 1
year payback on energy efficiency measures. This project received over
$450,000 in NYSERDA incentives and was the first academic or lab building
in NY State to achieve LEED Gold certification.
Sustainable Office Prototype, Vornado Realty Trust (NYSE: VNO), New York,
NY
Project Manager for the design of a sustainable pre-built space at 888
Seventh Avenue (Vornado's headquarters) to be used as an exemplar of a
sustainable fit-out. Project achieved LEED Gold certification and received
$20,000 in NYSERDA financial incentives.
Johnston Avenue Redevelopment, Isles, Hamilton, NJ
Project Manager for a three story, 80,000 sf full interior and exterior
renovation of an 1880s masonry and heavy timber mill building in Hamilton,
NJ. The design for this mixed-use project houses commercial office space,
a career center, and artist's work studios. The project is seeking a LEED
Platinum rating. Sustainable exemplar measures include restoration of the
interior heavy timber structure, a full thermal upgrade, window
replacement, and a high performance HVAC system which is modular for future
expansion. The project is also to receive New Jersey Clean Energy Program
financial incentives.
Sustainable Design Guidelines Compliance Review, PANYNJ
Project Manager for the review of sustainable strategies submissions for
building projects undertaken by PANYNJ and their lessees. The design and
construction teams submit drawings and specifications for the project which
are reviewed to determine compliance with the PANYNJ Enterprise-wide
Sustainable Design Guidelines (developed by Croxton Collaborative
Architects). The guidelines were created for PANYNJ to implement their
policy of reducing "adverse environmental impacts of the design,
construction, operation and maintenance and occupancy or leasing of new or
substantially renovated buildings and facilities, reconstruction projects
and programs."
Center for Advanced Environmental Research, Beacon Institute, Beacon, NY
Project Manager for a new 25,000 sf laboratory facility, developed by
DASNY, to be operated by the Beacon Institute, for river and estuary
research and the development / prototyping of novel sensors for aquatic
research. The design for this facility, located on Denning's Point at the
mouth of Fishkill Creek, complies with NYS Executive Order - 111 and is
anticipated to achieve LEED Platinum certification.
