Commerce Commons Development

Challenges:

• Anchor tenant backed out - project closed per North Las Vegas.

• Phased Project with new Special Use Permits, Land Use, and new Site Plan to be

approved by municipality.

• Traffic Study denied based on new tenancy.

Results:

• Negotiated terms and guidelines with Planning Department, City Civil, Planning

Commission to reopen dead project.

• Established new approved site plans, special use permits and land use per zoning

requirements. Walked all actions through Planning Commission and City Council

approvals.

• Negotiated new deceleration lane to best fit new Fresh and Easy Grocer tenant.

Bottom Line:

• The project was challenging and exciting to negotiate one on one with numerous

members of the North Las Vegas permitting and plans check departments. Planning

Departments final walk resulted in a comment that it was refreshing to see a Project

Manager that pays attention to detail.

Cannery Corner Development

Challenges:

• 50 Acre Development working in conjunction with Lowes and Sam’s Club

Construction Teams. Task to keep all projects on schedule.

• Utility Department Coordination Gas, Electric and Phone/Cable, stopped with Sam’s

Club and was not delivered as part of understanding of General Contractor. Losee

Road and Craig Road were stated as “no-cut” roads.

• The negotiation, design, and bringing to fruition of a 65’ main water tower signage

Results:

• Extensive team meeting with all parties conducted which furthered comprehension of

the entire project.

• Negotiated with City Officials to allow Losee Road to be cut to extend Main Gas

Line extension. Coordinated with Nevada Power to upsize all on site transformers to

support Craig Road tenants such as Famous Dave’s Restaurant, Winchell’s Tavern,

Carl’s Jr fast Food, and Community Bank with numerous smaller tenants.

• Unique water tower signage negotiated with Nevada Power because of proximity of

power lines became an on time scheduled success that can be seen from a mile away.

Bottom Line:

• This project was a unique coordination between large corporate companies and North

Las Vegas. The project was and is a success on every level from the public

perspective. Project completed on time and on budget.

Centennial Center, EastGate Plaza, Eastern Beltway Center

Bottom Line:

• Coordinated and assisted tenant contracts to develop numerous improvements

• Developed contacts and construction perspectives to further advance my personal

skills and communication.

Sugar Factory, Mirage Hotel and Casino

Bottom Line:

• Initial prototype retail store for a nationally known candy outlet.

• Construction starts to open for business 29 days – complete success that was

televised with Kim Kardashian.

Cabo Wabo Cantina and Restaurant, Planet Hollywood Hotel and Casino

Bottom Line:

• Partnered with Sammy Hagar to develop his continued vision of the Cabo Wabo

brand.

• Two-story restaurant and retail renovation completed within 120 day time line.

Sugar Factory, Miracle Mile Shopping Center in Planet Hollywood Hotel and Casino

Bottom Line:

• 1,000 square foot unique design to include café and retail.

• Construction inception to completion – 29 days.

• Negotiated opening with inspection officials and health department contacts

Sugar Factory Retail /American Brassiere and Chateau Nightclub and Gardens at the

Paris Hotel and Casino

Bottom Line:

• 50,000 square foot design that refaced the Paris Hotel and Casino.

• $35 Million dollar project over 9 months with coordination on every level from Hotel

Senior Executives to FFE coordination.

• This venue has all levels of construction from Nightclub, 500 seat restaurant, 8,000

square foot terrace with Las Vegas’ first beer garden, Chocolate Fondue and Lounge

concept, street café, indoor specialty counters with ice cream and gelato, and full

5,000 square feet of retail.

• Project is the “Flagship Store” for Sugar Factory

• Location has been recognized on all national syndicates and has been photographed

in numerous tabloids.
