Managing Successful Projects for over 20 years
I am interested in a Project Manager position.
I have been in the building industry for 20+ years. I was development
manager (owner's representation) on the high profile and largest hotel in
Texas, JW Marriott San Antonio Spa and Resort project, a $550 million joint
venture between Marriott International, the PGA Tour, Noble Development,
and Miller Global. This project was delayed for 10 years due to
environmental concerns and studies. I was selected to lead the group that
built the golf courses and other segments of the project.
Some of the highlights of the JW Marriott and TPC Golf Course projects:
. Managed the coordination and performance of 30+ subcontractors
including: Austin Commercial, PGA Tour Construction Services,
Wadsworth Golf, and Neuman Pools.
. Directed the TPC San Antonio golf courses designed by Greg Norman and
Pete Dye. I met with the above gentlemen to coordinate the two 18-
hole TPC golf courses, which hosts the Valero Texas Open Golf
Tournament.
. Met with members of San Antonio Water Systems (SAWS), Texas Commission
on Environmental Quality (TCEQ) and City Public Services (CPS)
throughout the project to insure compliance and mitigate environmental
concerns.
. Managed a closed loop water quality system, which protected the
Edwards Aquifer from contaminates related to the irrigation of the 36
hole TPC San Antonio golf courses. This was one of only two closed
loop systems ever installed in the United States.
I managed multi-family and mixed-use projects, ground up and major
renovations. These projects were designed for dense intercity living with
high-energy efficiency and used environmentally safe materials with high
levels of recycled content to achieve LEED certification.

ACCOMPLISHMENTS:
. Received 2010 Going Green Award for Land Development of the JW
Marriott sponsored by San Antonio Business Journal.
. Saved $4 million on earth moving and hauling by incorporating site
spoils into the two golf courses at the TPC San Antonio Resort
project.
. Saved $2 million on the construction of retaining walls by using
quarried rock from the trenching and excavation of the J.W. Marriott
project. The use of onsite materials avoided costly hauling of
materials from outside sources.
. Managed the Value Engineering (VE) of $86 million in cost reductions
on the J.W. Marriott Project.
. Completed the Water Street Lofts and East End Flats projects on time
and managed the turnover process with building owners and occupants
with 100% customer satisfaction, managing the punch-out and warrantee
work in a timely manner.
. Completed the renovations of the Wickes Lumber chain within a fourteen-
month period working on compressed schedules and tight budget
constraints. At project completion, store sales increased by 62 to
200%.

Green Building Consultant, Green Planet Constructors, March 2009 to Present
. Residential and light commercial industry. Consult to subcontractors
to obtain awarded contracts (private sector, state, and government):
define scope, prepare submittals, attend pre-bid conferences, review
contracts and specifications, prepare estimates, and produce AIA
documents.
. Provided project management for Oak Meadows Baptist Church, Lucy's
Retired Surfers Bar, Thistle Caf , Austin Regional Fertility Clinic
and The Fashion Emporium.
. Fashion Emporium, Interior tenant improvements, and installation of
store fixtures and displays.
. Thistle Caf , Interior tenant improvements.
. Austin Regional Fertility Clinic, interior tenant improvements and
installation of fixtures and systems furniture.
. Lucy's Retired Surfers Bar, interior tenant improvements and

Development Manager, Noble Development Group, joint venture with JW
Marriott San Antonio Hill Country Resort and Spa and TPC San Antonio Golf
Courses, Nov. 2007 to March 2009
. $550 million LEED Silver project, hospitality industry; JW Marriott
flagship property.
. Managed pre-construction project planning and design coordination of
resort infrastructure: water park, spa building, golf clubhouse, 36-
hole TPC golf course, golf outbuildings and maintenance facility
(tennis courts, six kitchen facilities and landscaping).
. Managed the construction of 250,000 square feet retaining walls,
quarried on-site from utility trenching and site excavation, which
saved $2 million of materials and hauling.
. Directed the PGA Tour Construction Services and World-renowned golf
course designers Pete Dye, Greg Norman, Sergio Garcia, and Bruce
Lietzke in the completion of the TPC San Antonio golf complex. The
project was extremely high profile and under intense scrutiny with
State, local government and environmental agencies. Mitigated costs
and environmental impact by incorporating nearly 1 million yards of
site spoils into the course design, which saved $4 million.
Senior Project Manager, iON Constructors, Jan. 2007 to Nov. 2007
. $7 million: Water Street Lofts, Mixed Use/Multi-Family industry,
green building initiative. Plan, manage and coordinate: 36,000 sq ft,
3 story retail & residential units. 22 residential units, 3 live-work
units and 4 retail spaces. This project was delivered on time and on
budget. Managed a superintendent and many subcontractors.
. $2.6 million: 1305 Lofts, Mixed Used/Multi-Family industry, green
building initiative. Plan, manage and coordinate: 2-story, 14
live/work units. This project was kept on schedule even though 39 rain
days were encountered in the 200 day schedule. Managed a
superintendent and many subcontractors.
. $3.2 million: East End Flats, Mixed Used/Multi-Family industry, green
building initiative. Plan, manage and coordinate: 2-story, 24
residential and 3 commercial units. Completed demolition and asbestos
remediation phase ahead of schedule and under budget. Managed a
superintendent and many subcontractors.
. $2.6 million: Olivia Restaurant, green building initiative. Planned,
managed and coordinated 1,500-sq.-ft .restaurant. Managed a
superintendent and many subcontractors.
Senior Project Manager, Joseph Henry Homes, Inc., Sept. 2001 Aug. 2006 to
Jan. 2007
. $54 million: Planned, managed and coordinated luxury condominium
project. 210 units with 3 swimming pools, a state-of the art fitness
center, two tennis courts, restaurant, lounge and locker room
facility. Completed the Mold remediation phase of this project 45 days
ahead of schedule.
. Up to $1.8 million: green building initiatives. Plan, manage, and
coordinate the construction of over 25 projects, custom and
speculative residential homes on north Lake Travis.
Manager, Special Construction Projects, Foxworth-Galbraith Lumber Stores,
Jan. 2000 to Sept 2001
. $1.5 million, Retail and lumber industry. Supervised the project for
Foxworth-Galbraith Lumber Company, Paris, Tx location which included
remodeling and reorganizing - new displays, racking and storage
systems, and painting. This project was completed ahead of schedule by
10 days and under budget by $15,000.
Construction Project Manager, Wickes Lumber, May 1997 to July 1998
. $14 million, Retail and lumber industry. Plan, manage, and coordinate
the remodeling of 18 retail stores in 7 states for Wickes Lumber
Company: design, construct, and install state-of-the-art millwork and
kitchen, bath and closet displays. These projects helped the company
increase same store sales by up to 200%.
. Completed 18 stores which involved deleting distressed inventory,
remerchandising, updating the plumbing and electrical systems.
Installing new flooring, paint, new signage and adding new storage
racks for materials.
Project Manager, United States Air Force, May 1981 to October 1991
. Bitburg Air Base, Bitburg Germany, Government industry. Project
management of historic renovation of a 15,000 square foot office
complex, completed under budget by $200,000 resulting in an Air Force
Accommodation Medal.
Volunteer Projects
. Easter Seals Rehabilitative Center. Project Manager, created
playground and covered picnic area as a volunteer. This project was
funded by pro golfer Fred Funk. Green building initiative.
. Abused Women's Center. Project Manager renovated a single-family home
into an overnight short-term stay facility for battered women and
children, green building initiatives, green building initiative.
. Child Advocacy Center. Project Manager, renovation of a single-family
home into a meeting and training center, green building initiative.
. Habitat for Humanity Projects. Volunteer, organized and managed
framing crews. Assisted local chapter in obtaining building materials
from vendors and contractors.
