As a loan counselor I worked with persons who are either having trouble

paying a current loan or are having a difficult time meeting the

qualifications required for more traditional loans. As a loan counselor I

attempted to protect the interests of the financial institution while still

finding a means of helping people manage their finances in such a way that

a financial crisis can be avoided.

For persons who wish to obtain a loan, I evaluate the relevant factors of

the current and past financial condition of the borrower. As part of the

evaluation, I took into consideration such factors as current income versus

current expenses, the age of the negative information found on credit

reports, and the incidence of late payments over the last year. After

review, I was able to suggest lenders who provide loans to consumers with

less than ideal credit. While these loans tend to carry a higher rate of

interest to help the borrower improve the credit rating, once the loan has

been paid in full.

My goal was to explore options that will allow the consumer to avoid

defaulting on the loan. This may include working with the lender to

refinance the outstanding balance, creating smaller monthly payments. In

other cases, I was able to authorize a short grace period to allow the

consumer to catch up the back payments. I also maintained the goal to

preserve the working relationship between lender and borrower if at all

possible.

One of the main tasks was to get the potential borrowers file prepared and

ready to be sent to the underwriter. I made sure that the customer's file

meets the lenders guidelines with all required documentation. All

information stacked in a certain order makeing sure that no mistakes are

found. I also completed background check on the borrowers credit report to

see all of the debts they have acquired and how likely they are to pay the

mortgage.

if he/she works for banks, trust companies, credit unions and similar

financial institutions. After gathering personal information from

individuals and businesses, I tried to find out each borrower's

applicant to better qualify for the best loan that suits his/her special

circumstances. I walk the borrower through the process of applying for a

loan, either through a telephone call or a formal meeting, to discuss basic

information and probable loan alternatives applicable to the applicant. I
