MORTGAGE DATA ANALYST (12/01 to 9/02)
. Coordinate the annual budget and monthly forecast process for the
Master Servicing Division through building and maintaining budget and
forecast templates for portfolio, revenue, staffing and total expense
projections, as well as conducting meetings with business managers to
discuss assumptions.
. Serve as administrator for the Cognos Analyst system which involves
downloading and reconciling actual expenses from Hyperion/Essbase,
downloading and reconciling actual staffing data from PeopleSoft
(Human Resources database), adding new accounts and cost centers to
ensure data integrity, creating back-up libraries and managing version
control.
. Prepare and present monthly presentations that contain key strategic
issues, key operating metrics, key financial trends and variance
analysis (actuals vs. budget and actuals vs. forecast).
. Work with the business managers of the Master Servicing division on
cost/benefit analysis of new initiatives both during the budget season
and throughout the year - based on both net present value and payback
methodology.
. Provide various ad-hoc reporting to Lehman Brothers (parent company),
business partners and Senior Management.
. Work with business managers on staffing/capacity models and on
identification or redefinition of key drivers and standards.
. Develop financial templates and database queries/macros for various
monthly and quarterly surveys throughout the fiscal year.
. Key accomplishments include:
1. Development of a dynamic pricing template based on volume
projections, staffing standards and key non-personnel cost
assumptions - allowing the company to quickly respond to request
for proposals (RFP's) from institutions such as Freddie Mac and the
U.S. Treasury.
2. Development of a Home Retention Group staffing and cost per unit
model for the Underwriting and the Loss Mitigation processing
functions based on identification of key volume drivers and
staffing standards - currently being used as a management tool to
assess productivity and efficiency in monthly business reviews, and
also serves as a scorecard for evaluating department performance.
3. Re-engineering of the Master Servicing float benefit projection
model by means of identifying the components of the remittance
balances received and tying each component to portfolio projections
- resulting in only a 1 to 2% variance from actual float benefit,
instead of a 50 to 60% variance based on the old "run rate"
methodology.
4. Re-engineering of the Master Servicing portfolio model to include
more specific detail relating to the inflows and outflows of units
and unpaid principal balances for each product type - resulting in
a quick and easy way to identify runoff and potential areas of
concern for Senior Management.
5. Re-engineering of the Servicing Division's cost of service model by
means of reallocating the expenses by product and delinquency
bucket and working with the business mangers in each area to
identify "levels of effort" within each allocation category -
allowed for the Lehman Brothers Bank Desk to better price their
loan acquisition deals.
