Senior Facilities Project Engineer
Entrusted by senior management to head a design effort over a nine
year period, to develop MEP, HVAC structural solutions for several
major critical research buildings and utility systems on site.
Included are underground steam/condensate distribution, domestic
water, fire water, boiler feed and Co-Gen plant, water purification,
air-handlers, chillers, HVAC, hydronic heat exchangers, compressed air
and wastewater systems. Original design assumptions, materials
analysis, reliability, maintainability, and efficiency, were criteria.
Problem solving skills, root-cause analysis, operator feedback and
BAS trending played a significant role in design solutions. Better
equipment configurations were provided to eliminate chronic
insufficient capacity, ruptured water mains, effluent pH excursions
and steam distribution failures having potential FDA/EPA regulatory
impact. .
. Eliminate steam/condensate, domestic water, and fire water
underground design issues. Troubleshoot water-hammer, pressure
deficiency, surging, flash abrasion, manhole steam plumes and
accelerated corrosion problems. Restore thermal integrity to the
steam system. ($0.8 million annual energy savings)
. Up-date boiler burner management and combustion-feed water
controls. Modernize obsolete make-up water treatment technology to
include RO purification. Reinstate automated blow-down controls.
Update softener & polisher vessel controls to PLC based and
improved vessel and piping metallurgy. Improve interconnecting
piping for better corrosion control and extended life. ($0.75
million annual energy savings)
. Troubleshoot major building lab building HVAC systems, initiating
modifications to hydronic HHW heat exchange, chillers, cooling
towers, and replace air-handler coils, isolation and control valve
issues. Supervise construction of new "York" air cooled chiller
at Virginia State University and all associated piping and
controls, write bid specifications, supervise construction, and
start-up.
. Stabilize boiler house load swings provide redundant heating hot
water heat-exchange, and adequate domestic water pressure to major
research buildings and throughout site through piping
configuration changes.
. Alter the site's fundamental definition of "wastewater compliance"
by moving the compliance point, to avoid ongoing violations and
liability for waste effluents not generated by the client. Also,
extend life and improve the integrity of equalization basin with a
new elastomeric coating.
. Upgrade airport hanger roof with FM-approved design concept,
stress analysis, truss materials tests, and upgraded
superstructure to meet current snow and wind load requirements.
. Assigned to solar energy design task force to implement what was
at the time the largest photo-voltaic cell project in the world.
. Upgrade oil free compressed air system scroll and rotary tooth
designs, and reconfigure plant air piping systems, and provide
P&ID's.
. Prepare feasibility study of dedicated utilities for one building
for potential site sub-division scenario, with special
recommendation for new parking garage, to improve real estate
marketability. (Implemented 2005).
. Provide drawings, P&ID's, process flow diagrams, layouts, and
piping arrangements for contractors (now using Auto-Cad 2012.)
. Populate CMMS system with new equipment data and preventative
maintenance recommendations as part of turn-over packages and
provide FAT's installation tests to validation group for IQ, OQ
and PQ development.

. Completed design and replacement of the two main air handlers and
all associated piping / ducting for Tyler Memorial Hospital. A
plan was devised to install two new, fully operational air
handlers in such a way as to avoid evacuation during construction.
. Converted a Novartis air handler from 100% outside air to re-
circulated air.
. Increased once thru HVAC capacity of an Aventis research facility
air handler in Tennessee.
. Provided central HVAC to an office building, avoiding ceiling
removal and asbestos abatement.

Contract Project Management Assignment
. Responsible for construction and QA/QC of two blister packaging
suites for gel-cap Zithromax "Z-Pack" products, and several
stainless steel sanitary piping adaptations in the cream filling
and processing areas.
. Supervised the replacement of four central air-handlers with one
large rooftop air-handler unit, replacement of a plenum return
ducting system with a ducted supply/ return system.
. Oversaw redesign and reconfiguration, and construction of the main
office area HVAC and cooling tower projects and all
interconnecting piping and ducting.
. Balanced electrical loads for chillers, pumps and cooling towers,,
. Coordinated construction code permits with Town of Parsippany
construction officials.

Project Manager for Infrastructure Department
Completed a challenging installation of a 440 gpm reverse-osmosis feed
water system to the sites main boilers by while converting a triplex-bed
dual-train deionizer system to the site's new primary softeners.
Installed all equipment and interconnecting piping while maintaining
QA/QC standards. This involved removal of a basement wall in the boiler
house, with the boilers and existing feed system still running.
. Reconfiguration of the primary and secondary boiler feed water
softeners, and all interconnecting piping.
. Installed a 440-gpm RO boiler system, and all interconnecting

. Renovation of (20) 300' segments of underground steam piping

. Performed engineering tasks (i.e., modifications to Tri-Clover
type ferrule ended sanitary stainless steel fabrications, for
piping, kettles, vessels, pumps, prototypes, sieves, high-shear
mixer, v-blender) and observe equipment performance.
. Factory acceptance tests, installation-operation manuals became
the basis for IQ's, OQ's, and assisting commissioning to meet
