Negotiated and drafted a lease renewal and expansion of law
firm in excess of 110,000 rsf.
Managed the closing of several major leases in combined
excess of 500,000 rsf.
Negotiated and drafted numerous commercial leases with law
firms, businesses and a media network all in excess of
300,000 rsf.
Negotiated and drafted major retail store lease on Madison
Avenue in excess of 15,000 rsf.
Negotiated and drafted major retail lender and chain stores
in combined excess of 40,000 rsf.
Negotiated, drafted and closed a record contract of sale for
$44 million residence on 5th Avenue, and managed closing of
transaction and lender debt payoff in 6 days.
- Negotiated and drafted a Joint Venture Agreement of three
developers with a member capital
contribution and net effective debt in excess of $15,000,000
for revitalization of landmark hotel in Miami Beach, Florida,
together with negotiating and drafting trade contracts and
triple net lease with property owner.
- Negotiated and drafted Joint Venture Agreement of corporate
entity seeking to purchase and
re-develop a commercial office building in midtown Manhattan
in excess of $40,000,000.
Headed a major collection project resulting in over $4
million of received tenant rents, taxes, operating expense
and utility use arrears.
Negotiated, drafted and closed a contract of sale for buyer
of a $40 million landmark townhouse in Manhattan museum
district for the purpose of establishing a privately-operated
museum and residence.
Negotiated, drafted and closed a contract of sale for seller
of an $11.5 million commercial building on 5th Avenue, New
York.
Negotiated and drafted numerous construction, service and
maintenance contracts concerning the company's properties,
including separate $3 million major elevator modernization
and maintenance contracts at three separate buildings and a
$2.5 million window replacement program.
Negotiated and drafted commission agreements with exclusive
right agents and tenant representative brokers for all
commercial properties of the portfolio.
Responsible for all vender and debt resolutions in excess of
$5 million, including the drafting of settlement documents
and managing compliance thereafter.
Litigated and ultimately settled a contract dispute and lease
surrender agreement with a major financial institution in
excess of $1.5 million.
Negotiated and drafted workout of high-end medical office
tenant, and as part of the deal managed the tenant's
relocation, negotiated new office lease, and project managed
the construction of the tenant's new space.
- Negotiated and drafted various confidentiality agreements,
including exclusivity and non-circumvention provisions.
- Established settlement parameters and represent employer in
labor disputes with union member employees.
