May 2006 - December 31 2008
Full management position building bid take offs on Master Builder Software.
Developed competitive bids and work schedules for high end residential and
commercial projects. Attended weekly meetings and reviewed project status
and change orders with owners, architects and designers.
Completed projects on time and with in budget. I worked on many custom high

Starting with models from 2400 to 3300 sq ft., I performed all
superintendent related duties required to build a 54 unit tract.
I worked closely with local inspectors from City of Ventura Fire Dept.,
references available.
With my experience, we were able to expedite the building schedule due to
MEP's inspections passing on every house I released for inspection.
These high end homes were built with all the techniques I pushed as an
employee of Quality Built, with the largest number of options this company
has ever offered.
I met with all homeowners and efficiently managed all options on the
project per job walks and sign offs by clients.
Inspector - Quality Built

I worked as a building and quality assurance inspector for firm hired by
companies that insure building developers.
Duties include travel from Orange County to San Luis Obispo County
inspecting all phases of construction focusing on litigation prevention
consulting and providing quality assurance for building developers as
mandated by their insurance companies.
I reviewed architectural plans and checked for discrepancies in the actual
construction; concentrating on risk assessment, methods of construction and
defect investigation.
If discrepancies or problems are found, I work with the developer,
architects and subcontractors to resolve issues.
A key job focus was on 1 and 2 hour rated assemblies on multi-family
projects, as well as forensic investigation of customer complaints on sold
units for developer litigation protection.
Developer / builders included The Olson Company, Bermant Development, S&S
Homes, Colmer Construction, Pacer Communities, Syncon Homes, American
Pacific Homes and many others.
I was tasked with scheduling all daily, weekly and monthly activities to
ensure all phases of construction were fully inspected prior to the next
building phase.
Tasks included visual inspection, preparing reports for items to be fixed,
maintaining digital photographic evidence and entering results into the
company software data base.
In addition, I provided training to superintendents and their subcontract
framers, plumbers, electricians, etc., regarding the various functions they
would be performing.
This includes instruction regarding windows, lath, plumbing, metals, and
all building codes to ensure they are in full compliance.
Some of my projects included the Pepperdine University student and faculty
housing 100% inspections, several 10,000 to 35,000 sq. ft. private
residences in Bel-Air and Santa Barbara as well as high end subterranean
multi-family
projects, with litigation prevention as my key role.

Worked with the City of Costa Mesa and HUD on two apartment buildings.
I was the primary contractor and supervised the entire project which
consisted of complete interior and exterior renovation.

1975-1995
I specialized in final inspections for occupancy permits on all types of
residential and commercial buildings.
I am knowledgeable in fire, handicap, California energy and Title 24
building codes.
I worked for several companies as a part time consultant for troubled
projects; in most cases these projects
lasted from thirty to ninety days. I assumed the project manager's position
solving problems and supervising work in all trades for final inspection.
Consulting services for projects over various years included the following:
K.E. Curtis Construction Company - Supervised installation of vapor
recovery systems in all Shell Oil Company service stations in Bakersfield,
and Mobil Oil stations in Mojave and Antelope Valley, CA.
Hared Construction - Supervised the completion of the Agoura U-Haul service
building.
I worked on several office tenant improvement projects as well as shopping
centers.
Culver Studios - Consultant renovating old structures after the studio was
purchased by Gannett Publications.
The job included major post beam construction for bearing wall removals.
Ely Fienburg - Consultant for the owner of Corsa Self Storage in Westlake
Village to complete the city inspector's checklist for the final inspection
and occupancy permit.
The project also required compliance with handicap and fire department
requirements.
Malibu West Swim Club - Consultant to the board of directors for club
renovation projects.
Tree Top Lane Homeowners Association - Worked as a consultant preparing
exterior paint specifications and other documentation for maintenance for
presentation to the association.
I worked as a consultant for all maintenance contracts.
1990-1992
During this period, I received my California State License #589272 for
general contracting.
I worked on the construction of several multi-million dollar custom homes
as superintendent.

Worked for many local business owners in the community where I had lived
for the last 22 years.
The projects included remodeling their personal residences as well as new

Owned and operated Custom Fabricators Fine Woodworks - a full service
cabinet shop.
I manufactured commercial store fixtures as well as complete residential
kitchens, office interiors and custom wall units.
I was bought out and was given a years work in North Ranch a high end
custom home community.

Worked as a part time consultant for the Marburg Hills Homeowners
Association.
I also worked as a consultant for the Dahl-Davis management Company and
several other homeowners associations.

Supervised construction of multi-million dollar custom homes as well as
major remodeling projects in Malibu, Westwood and Beverly Hills.
I worked hands on doing foundations framing & masonry.
I was 23 when I built my first house 5500 sq. ft. from the ground up in
Beverly Hills located on Summit Dr. across from Pick Fair, which was a
property owned by Mary Pickford. Both were sold when she passed away.
Jerry Buss the Lakers owner purchased the mansion. My client purchased the
empty lot. We did extensive caisson and grade beam construction.
Then I built 7 full masonry fireplaces which all stacks were to be seen
from the front of the house per owner request.
They all survived the Northridge quake!

I supervised new projects as well as maintenance and repairs on commercial
buildings and shopping
centers. Including hand s on supervision in all trades.
Monroe Masonry
1971-1977
Began employment as a laborer moving up to full mason responsibilities.
Became a journeyman at brick, block, stone and concrete finishing.
Built several medium sized masonry buildings and strip mall centers as well
as interior and exterior custom work on large homes. During the rainy
season I worked for friends in other trades, thus complete knowledge of
everything from ground up.
