Job Title: Facilities Manager
Supervise Facilities Technician, ABM Janitorial, and American Security staff on retail/business property. Work closely with Account Managers and staff to ensure that property is adequately staffed for daily needs and the numerous special events throughout the year.
Maintain and schedule annual testing and maintenance for all building systems, which includes: Fire Sprinkler (wet side) Alarm Panel and all duct/smoke detectors (dry side), Fire Extinguisher, AED (portable defibrillator), and RPZ (back-flow preventer) maintenance; and annual end of season shut down of all irrigation and fountains on property. I also oversee the quarterly flow testing.
I have been the Owners’ Representative/Project Manager for the following stores and projects. Stores include: Charming Charlie, Hot Mama, Chico’s, Gold Guys, Sprint, Crazy 8, buybuy Baby and Suzetra’s, plus preliminary work regarding incoming tenants Osaka and Knox Jewelers. Projects include: hiring contractors and overseeing asphalt repairs, seal coating, concrete repairs, crosswalk repairs, painting. Manage repair and clean-up of damage to property (including major storm damage).
I handle all aspects of a $750,000 operations budget from concept through final sign-off from ownership. This includes three and five year budget forecasts with major expenditures highlighted. I write and supply RFPs for all contracts and work done at the property. I compile all bids and make written recommendations as to who I feel should be awarded the work. This process has been crucial in finding significant savings for the owner. I oversee all contracted work to see that it is done properly, is completed as

scheduled, and funded in the month it is due. I also obtain lien waivers when the work is completed, and supply variances when necessary.
Responsible for property water meter monitoring, compilation of amounts owed by each tenant, and supplying backup to accounting for collection.
Maintain and facilitate all TPO roofing systems for property and maintenance of warranty and non-warranty services.
Provide oversight of all subcontracted work at the property, including snow removal, landscaping and flowers, tree removal and replacement, trash, construction, pavement repair and maintenance, concrete repair and maintenance and painting.
Oversee and perform maintenance on roof top units, perform building repairs and improvements as necessary (including plumbing, electrical, installation, painting, minor construction and severe weather clean-up). Oversee all maintenance of vehicles and equipment owned by the property.
Coordinate and set-up of all retail property events including Woodbury Country Mile, Girls Night Out, The Summer Concert Series, and Holiday Open House. This includes stage and sound set-up and electrical power for vendors, band, etc.
On-call 24/7 for all Woodbury Lakes issues, including alarm system.

Supervised two employees. Responsible for all condominium building maintenance and repairs. Licensed and responsible for building boiler system which includes two 1,000,000 BTU boilers (Kawanne and Fulton Pulse Boiler), two 500,000 BTU boilers (Rapac) and a 5th smaller boiler for heating grounds sidewalks. Performed all swimming pool, spa and sauna maintenance and repairs – licensed by the National Swimming Pool Foundation. Maintained three 90,000 BTU (Carrier) and one 2-ton air conditioning system for the condominium. Maintained make-up air systems for boiler room and the building garage. Maintained flat roof system. Repaired building washers and dryers, garbage compactors, automatic garage doors, and anything else requiring repair and maintenance. Performed plumbing repairs and electrical trouble-shooting. Delivered prescriptions door-to-door to ill and elderly individuals Monday through Friday. Prescriptions originated from Snyders and Rainbow Pharmacies. Collected payments from clients at time of delivery, completed paperwork, book work, etc. Prior to delivering prescriptions, I was responsible for grocery deliveries which originated from Byerly’s. Changed to pharmacy deliver when Bylery’s discontinued its home delivery service.

Delivered newspapers to merchants, coin boxes, and residential subscribers. Kept track of paperwork and paid weekly newspaper bills.

Made the decision to leave the company after first son was born to provide for his child care. Company has since dissolved.
