Summary of Qualifications

Veteran Senior Property Manager with over 20+ years experience in ensuring profitability, executing

action plans and service initiatives for residential & commercial sites. Ensure the execution of

processes. Manage directly, property support staff including but not limited to Property Managers,

Leasing Agents, Maintenance Supervisors & Team, Groundskeepers, Turn Crews, and Contractors.

Expert ability to train and educate staff and tenants while clarifying complex issues. Proven ability to

save cost and grow revenue through analytical thinking and financial management. Highly skilled in

mediation and negotiation. Extensive knowledge of principals and practices of property management

and of applicable federal, state, and local laws and regulations. Skilled at communicating effectively

and assigning and supervising the work of others. Ability to produce high quality work and meet

deadlines in a fast pace high volume environment. Solid Organizational and Time Management skills.

Hire, train, develop and manage the Property Management Teams and lead team members in a way

to foster teamwork and mutual respect. Execute plan to meet Key Performance Goals. Work with

management team to ensure all strategic goals are clearly defined, communicated and implemented

within portfolio. Ensure compliance with all best practices, training, audit requirements, and other

policies and procedures as required. Able to set goals and hold staff accountable for performance.

Knowledge of onsite maintenance requirements including dealing with contractors and vendors which

able me to achieve the highest possible net operating income through implementation of effective cost

control and revenue improvement programs.

Analyze operational information for impacts on NOI identify trends and recommend appropriate

strategies and adjustments. Maximize rental income while minimizing expense through effective

planning and control. Business and market analysis utilizing the six attributes of PESTLE (Political

Economic Sociological Technological Legal and Environment. Also familiar in utilizing the attributes of

MOST, SWOT Former lead and assistant on several BPI’s for former employers. Achievements in

reducing waste creating solutions and improving efficiency.

Direct efforts to ensure all procurement guidelines are followed including timely entry of purchases

orders and approval of invoices. Maintain appearance of properties within portfolio to the best possible

advantage within available resources and coordinate with Maintenance Department regarding

inspections, maintenance and apartment turns. Overseeing performance of external customers in the

areas of grounds, pest control, rubbish removal and necessary services.

Ensure HR policies and procedures are adhered to for assigned positions. Identify specific training and

developmental needs.
