agency. My name is LW Porter, Jr. and I have worked in both the mortgage lending industry and the title

industry. I also have worked in servicing side of the mortgage lending industry as a foreclosure and claims

specialist.

I like to preface my resume with a brief history on how I begin my career in the mortgage industry. I

started in the wholesale mortgage industry as a Funder/Loan Closer for MILA, Inc., I exhibited excellent

communication skills with outside customers such as Brokers, Title & Escrow providers or Underwriters,

and inside customers like Sales and other various departments. Also in my capacity as a Funder I acquired

solid pre-underwriting skills, such reviewing appraisals, credit reports and title. I am very familiar with loan

documents, such as income tax return, bank account number, purchase agreement, and property description,

for verification. Good understanding of when an applicant meets establishment standards for further

consideration, following the manual, and using the calculator. Also understand documenting informing

applicant of closing costs, such as appraisal, credit report, and notary fees. And can answer an applicant's

questions and requests for signature on information authorization forms.

In conclusion, I believe my aforementioned experiences would be a wonderful match for the Loan

Objective Loan Registration Specialist/

Salary Requirement: $38,400/yr

MLO-Loan Svcs Specialis – Foreclosure Claims/Administration

Job Functions:

• Process payment for external vendors such as attorneys, appraisers, property maintenance

and various utilities and homeowners associations. Approximately 1500-1800 invoices per month

using ALS, EXCEL worksheets and Outlook to maintain as well organize invoices into a 30-day

cycle.

• Daily functions also include filing foreclosure claim (Form 27011) to HUD for reimbursement on

fees expending on Bank of America;s foreclosure properties. This also includes processing

payment voucher and closing loan files in ALS and coordinating closures with appropriate

departments within the Reverse Mortgage Division.

• Monitoring and processing fee requests from foreclosure attorney on all foreclosure properties,

both Fanniemae and Bank of America investor properties, in the Default Department. Coordinating

fee request approvals and denials with foreclosure processors and their respective attorney

contacts as fee requests are processed by Fanniemae or Bank of America. This requires

completing the Excess Fee Request form and also following up on fee request issues that require

additional documentation.

• Manually entering non-electronic application into the automated system (ALS) as needed.

• Forwarding appropriate payment information to relevant internal departments as needed.

Provide outstanding and prompt customer service to internal customer as well management

personnel.

• Monitoring open bankruptcies for items like Proof of Claims (POCs), bankruptcy filings and

bankruptcy discharges and/or closings. Informed borrower of how bankruptcies affect open LOC

on reverse mortgage and how and why attorney fees are applies to LOC balance.

• Processing non-loan specific invoices via e-Request. This includes Make Whole Request

payments, payments various department vendors for services such like Death Audits and for office

supplies and equipment.

• Utilizing industry specific MS Office software, such EXCEL, Outlook, WORD to track, maintain

and organize the information relevant to creating an environment that is able to produce accurate

and timely information for the Default Department and for the Reverse Mortgage Division.

• The essential functions of the Funder are to review for approval settlement statement

(HUD-1) from title; release of wire; work with underwriting to clear prior to release of funding conditions; communicate

with the underwriter, BDM (Sales), Regional, Title & Escrow and/or Loan Coordinator. Other additional duties included

authorizing funding, reviewing posting closing documents for consistency with documents faxed in for funding, define

and solve the needs of the customers (primarily brokers) return phone calls and email pertaining to the files within half

an hour. In my capacity as a Funder I also assisted other funders/assistants and directed assistants as needed.

• My essential functions as a Compliance Assistant were to facilitate and maintain state

licensing, renewals and examination, as well as assists with daily compliance efforts and follow-up. Also under the

direct supervision to research federal regulations to include but not limited to Regulation Z, X, B, HOEPA, and state

specific predatory lending statues. The position also required responding to inquiries from staff on compliance related

issues, under direct supervision. While in the Compliance Department, I provided and maintained excellent levels of

communication within the compliance section regarding workload distribution and identified compliance issues.

• The Auditor position required a complete understanding of the loan document, closing
