Vice President / Project Manager – Scottsdale, AZ
Responsibilities include overseeing all financial and operations management of the investment portfolio. Develop and strengthen
commercial banking relationships for financing improvements, marketing programs for inventory sales, project management, finance
and due diligence for new investments. Portfolio included: a 2000 unit master planned community, 100,000sf commercial facility,
220,000sf condo tower, 200 slip marina & yacht club and an 18 hole private golf club (located in the central Texas). Negotiated the
sale of Golf Course and related assets. Rezoned components of common areas of projects into multi-family parcels and sold to
developers. Lead all negotiations for improvement loans with commercial lenders for capital projects (facilitating all underwriting
requirements by the lenders). Manage the entitlements process for plat approval for take down of large parcels to be converted into
residential communities. Performed due diligence on new investment opportunities and “white paper”/proposal creation for Board
review. Performed quarterly executive reporting on investment operations. Maintain bank requirements of development loans
including reporting and relations.

Project Controller/Construction Manager
Initial tasks included overhauling project job cost tracking system and contracts audit. Restructure debt terms on $10million
development loan. Transitioned into managing the remaining development of golf course community projects (parcels range from
600 – 1300 acres). Projects include infrastructure (roads, utilities, drainage and sewer), offsite facilities (lift stations, etc) Tenant
improvements on commercial space; other onsite project facilities including sales center and guardhouse, and a 21,000 sf clubhouse.
Strengthen relations with local and regional banks for future debt financing. Other responsibilities include due diligence on land
acquisitions, long-range forecasts and cash flow projections.
NorWest Mine Services, Inc. – Scottsdale, AZ October 1996 to May 1998
Business Administrator /Analyst
Responsible for administering financial aspects of contracts our firm had entered into with a major coal provider. The exploration
project (located in NW CO) had annual financial operations totaling over $2.5 million. Assisted on contract negotiations for all
subcontractors and vendors. Financial modeling (for client) on investment consideration of existing third party mines in the eastern
US. Capital equipment analysis to determine feasibility of procurement on new mining equipment for major coal provider (four
corners area – on the Navajo Nation). Provided discovery analysis in support of our firm’s expert witness testimony.
America West Airlines, Inc. – Tempe, AZ June 1990 to September 1996
Senior Financial Analyst – February 1994 to September 1996
Extensively involved in the planning and preparations of special projects. Responsibilities included development of models used by
Charter Sales staff during the bid process with potential clients to maximize profitability. Assisted with contract negotiations for
chartered professional sports team travel. Performed market share analysis and share gap advisement to marketing and sales team.
Developed tracking systems for advertising and sales promotions effectiveness. Coordinated travel agent sales promotions. Served

Responsible for flight operations P&L modeling for senior staff reports. Coordinated all corporate annual budgets for all divisions.
