OXFORD-VERMA ENTERPRISES, INC. DBA KING ABSTRACT COMPANY (KING)
A Title Insurance Agency Licensed to Operate in Erath County, Texas.
I served for nine years (1999-2008) as the chief executive of this title insurance agency where I handled all of the
company’s public relations needs, as well as the development of the company’s marketing strategies, its internal
policies and procedures, and information technology solutions. Additional responsibilities included personnel
recruitment, management, and development; oversight of the agency’s title research, closing, escrow, and policy
divisions; and regulatory compliance.
At the beginning of my tenure, King’s gross revenue was $518K. It garnered roughly 30% of the market. It had
suffered a public relations catastrophe due to an act of embezzlement by the previous manager. It was functioning
internally on an Arcnet information system and DOS computers, its guarantee files were completely unorganized,
and the company did not have a marketing campaign. The business was very much in trouble.

On January 2, 1999, my first day on the job, I assembled the staff and told them that I knew very little about how
to run a business but if they were willing to help me and work hard we could restore the company. I borrowed an
additional 10K above the purchase price of the company and invested most of the money in an upgrade of the
internal information technology system. I adopted a professional dress code, overhauled the customer service
procedures, and internal workflow procedures.
I became a Master Mason, joined the local Optimists Club, enrolled and graduated from the local Chamber of
Commerce’s leadership program, became an Ambassador for the Chamber, accepted an invitation to join the
Board of Directors for the local chapter of Habitat for Humanity, and created and served as the president of The
Heritage Square Foundation, a nonprofit organization for the preservation, beautification, and economic
revitalization of the downtown business district. These civic activities were in marked contrast to my competitor.

Work Experience (Cont.)
I developed a marketing campaign that branded the 108 year-old company with its 75 years of combined
experience amongst its senior personnel as the choice for clients who are looking for authentic, professional,
service. I developed radio advertisements that featured stories based on real estate closings of the town’s key
ancestors from the 1890s, 1900s, 1910s, and 1920s with the closing slogan of “108 years of service to the citizens
of Erath County.
The existing guarantee file system was more akin to a guarantee pile system where all of the supporting research
and closing documents for a real estate transaction were being thrown into a manilla envelope. I replaced it with
a flex-board folder that organized each division’s work into one of four sections, with each section’s
documentation appearing in the same order. The company’s personnel went from digging through piles every
time they needed to retrieve a document to going instantly to where the document was located.
The existing customer interface consisted of “you hand us the real estate contract and we’ll get back in touch with
you as the closing date approaches.” I took groups of real estate agents and mortgage lenders on tours through
our entire operation, introduced them to all of our staff by providing colorful stories about them and explaining
their role in the company. I then implemented an email notification system that kept customers completely
informed as to the status of their real estate transaction at all times.
The year before I sold the company for the purpose of pursuing an advanced education, King’s gross revenues
were $1.1 million and it held about 50% of the local market. Net income for King rose by 189% during that
period. Employee compensation rose by the same amount as officer compensation during that period. I had a
very satisfying career and I am proud of my accomplishments as a title insurance agent.

Legacies
I served as the facilitator of Poetry Night, a gathering a students on Saturday evenings, to share original or
cover poetry and music. During my time as the leader the event grew from just a few students to over 40. It
became so popular and these MBA students and faculty members were so talented that I agreed to produce a
three-hour evening of poetry and music for the entire community.
I was a also a member of a small organizational change management team that conducted research and offered
an organizational change strategy for opening up the financial books of the institution to the entire student

THE HERITAGE SQUARE FOUNDATION
Founder and President from 2001 to 2004
A few weeks after September 11, 2001, I wrote up an invitation for all of the owners of the businesses in the
downtown area to gather together and talk about the need for a foundation to support the beautification,
preservation, and economic revitalization of downtown Stephenville. I learned about nonprofit law, the
process of becoming a nonprofit, and how to negotiate agreements between the local business owners,
landlords, city and county governments, and the Chamber of Commerce. Major accomplishments included the
beautification of the town square, a downtown parking agreement, Christmas lighting across the tops of all
buildings in a nine block area, and the downtown mural project.
ERATH COUNTY HABITAT FOR HUMANITY
Fundraising Chairman, Vice President, and President from 2002-2004
As the chair of the fundraising committee, I developed and presented a new community partnership model that
significantly reduced the financial stress on the charity. Within 18 months, ECHFH was in solid enough
financial condition to move from constructing one house per year to two houses per year.
As Vice President (the President that year was largely absent) and President of the Board of Directors I was
instrumental in guiding the nonprofit through a extremely tense decision to remove a family from the program.

The board was split on this decision and emotions often flared up at the monthly board meetings. One cold,
stormy night the conservative group showed up in numbers (including some who rarely attended) and
overwhelmed the other side with a resolution to not only remove the family from the program but to evict them
from their home within three days.
I adjourned the meeting, went to my home, and stayed up all night contemplating my responsibilities to uphold
the principles of the organization and my duties to carry out the will of the board of directors. The next day I
called every board member to set another meeting on the following Monday evening. At the beginning of that
meeting I expressly indicated that the removal of the family from the program was not up for reconsideration
but if the eviction of the family from ECHFH’s rental property in three days

was not up for reconsideration, I would tender my resignation from the Board. The family was granted 30
days to find a new place to live, the charity averted a public relations disaster, and I was commended by many
members of the board for exercising leadership and integrity throughout the process.
LOCAL CHARITABLE SUPPORT
King was a financial supporter of the Cross Timbers Fine Arts Council, the Art Booster Club, Erath County
Habitat for Humanity, and the local Chamber of Commerce, and school supply drives for rural schools across
the county. We wanted to help if it was a worthy cause that was not receiving much support because there
wasn’t a lot of “exposure” for doing so.

Accomplishments:
Title examinations were being written out by hand when I accepted a position at this company. I soon
developed a template for title examination on a Corel Word Perfect platform, complete with quick words that
would paste long strings of common text into the document. With this tool, I set production records
continuously. Near the end of my time with the company I was examining over 300 files per month while not
working a single hour of overtime. When the plant manager decided to cuss me in front of all of my peers one
day, I began negotiating with my father for the purchase of the family’s title insurance agency and soon turned
in my two-week notice.

Orientation:
It has been to my great personal fortune that I was
accepted into Bainbridge Graduate Institute’s eighth
cohort; a group of very bright, progressive men and
women ranging in age from 24 to 66. I flew to Seattle,
and rode on a bus with 26 of them to Vancouver, and
thence on a giant ferry to Nanaimo, a bus to Campbell
River, and finally by two smaller ferries and a water taxi
to the Channel Rock encampment on Cortes Island at the
north end of the Strait of Georgia to spend a week getting
oriented to the pursuit of an exceptional graduate

of creativity, connectivity, and mutli-cultural delight that builds without fail, the sturdy interpersonal structures of
a group of students set to pursue an advanced degree in sustainable business together. It’s where we all
experience the first of many circles of genuine, innovative people gathered together as adults of equal standing;
participating in the efforts of personal appreciation, information sharing, collective problem-solving, and the
opportunity to express hopes and dreams with regard to our learning culture and the societies we live in. We were
also introduced to the phenomenally talented Mary Kay Chess, who would serve as our leadership and personal
development faculty for the next two years.
The Environment and the Curriculum:
Whereas traditional Masters of Business Administration programs feature heavily competitive environments,
hierarchical divisions between academic professors and students, and other dynamics and structures that restrict
creativity and encourage conformity to established formulas for financial success, Bainbridge Graduate
Institute’s MBA features a series of circles from learning groups to academic teams, orientation groups, to
cohorts to the entire learning community, each engaged for common purposes and pursuits. Everyone from the
school’s president and dean of academic affairs to the perspective student is on a first name basis. Classes are
taught by small teams of faculty members that include experts from academia as well as very successful
practitioners from the school of life.
A graduate from a traditional MBA program may come prepared to maximize productivity, minimize costs, and
position companies to garner the most gain for their shareholders to the expense and/or disparagement of all
other stakeholders. A graduate from BGI comes prepared to strengthen corporate culture, support both the
formation and the realization of high-functioning teams, pursue the alignment of values between various
stakeholder groups, provide assessments of organizational systems and structures, and facilitate creative

Team Leadership and Team Management:
BGI graduates are either competent or masterful at serving or leading teams in both virtual and face-to-face
environments. A student cannot hope to successfully complete the degree without a rigorous effort at
developing leadership and team management skills as well as the careful use of organizational tools.
Nine four-day weekends across Fall, Winter, and Spring quarters are set aside for what BGI students call
intensives. For students on a two-year track, they feature twenty hours in classroom settings, a two-hour
interview and interactive conversation with two or three Change Agents in Residence (CAIRS), Cultural Kaizen
Events, a two-hour break on Saturday afternoon and a supercharged social event on Saturday nights. Intensives

are … well … intense! Every single one of them enrich the knowledge, capabilities, and flexibility of each

In summation, in addition to the mastery of the core competencies that are traditionally associated with a
Masters in Business Administration, BGI trains students to be professional change agents by equipping them
with a set of engagement tools and developing their leadership capacities. It is a very unique and innovative
program that is already having a significant impact on the way we do business. I feel very confident that I will
