The Housing Partnership of Northeast Florida is a non-profit organization with over 40 employees, whose
mission is to facilitate community development by offering a range of services that expands affordable
housing for low and moderate-income families.
As President I was responsible for all key partnership relationships, which include local and state
government, non for profit community agencies as well as corporate and private entities. Orchestrated
fundraising planning and implementation, including identifying resource requirements. Supervised a five
person management team and worked closely with the financial management of the Partnership.
I was responsible to oversee the companies six main lines of business which included Home
Rehabilitation of single family residences: Multifamily, management and ownership of over dwelling
units : Affordable Lending: Provide down payment assistance sponsored thru state and federal funding.
Administered and Contracted the Weatherization Assistance Program (WAP) for Clay County Florida
which enabled low-income families to permanently reduce their energy bills by making their homes more
energy efficient. These funds were used to improve the energy performance of dwellings of needy families
using the most advanced technologies and testing protocols available in the housing industry..

Promanagement was one of six Construction Managers for the City of New York serving the Division of
Housing Preservation & Development. Promanagement provides architectural/ engineering &
Construction Management services and has provided to the City of New York an excess of 150 Million
dollars of construction. Those services included the construction of new, and rehabilitation of
Cooperative multifamily residential properties as well as commercial/retail properties.
Below is a “partial list” of projects performed for the New York City Division of Housing Preservation &
Development from years 2004 through 2007. There were in excess of 600 assignments or contracts
ranging from $ 10,000 to $7,000,000.00. All projects were completed within the assigned dates and
within budget.

well as other property owners in mid and downtown Manhattan New York City. As President I
supervised an administrative staff of 12, in addition our own construction trades, which consisted of
carpenters, painters as well as an electrical subdivision employing over 30 union electricians.
In addition to the administrative responsibilities I acted as the owner’s representative, met with potential
clients as well as existing tenants’ and real estate professionals, and was responsible for the development
of the property/owner work letter. I assisted with the development of the leases which included the tenants
space and design requirements resulting in a final “Scope of work”, negotiated into the lease.

During my tenure I was responsible for the completion of over 1,000,000 square feet of construction,
which varied from corporate offices, telecommunication centers, retail & medical facilities as well as
multi-story residential condominiums. Included was the successful completion for design/ development
and construction of 150,000 square feet of offices on behalf of the Government Services Administration for
the United States Postal Service Eastern Region Data Facilities Center
