An entrepreneurial real estate investment company focused acquiring, repositioning, managing and/or

developing value added and opportunistic real estate assets and loan instruments in the Western US.

Founder & Managing Partner

Responsible for sourcing, identifying, executing and managing all acquisition and development

opportunities, due diligence, underwriting, entitlements, development, design and construction

oversight, equity/ debt origination and placement and entity / property operations and profitability.

Selected Highlights:

Acquired, significantly below the asking price of $40M, a seasoned, 56 room, four star

resort and spa and 23 acres of irreplaceable raw land in the Vail Valley. Solicited and formed a

joint venture with a large on traded REIT, who contributed equity and debt to the venture.

Successfully executed over $3M in lodge renovations and enhanced the existing entitlements to

allow more flexibility in our development plan and add nearly $10M in value by removing an

affordable housing requirement, Currently in the presales phase, this $130M development will

consist of further repositioning the resort by converting the existing guest rooms to for sale hotel

condominium units and developing and additional 64, for sale private club residences over a

couple of phases.

Acquired, raised equity and placed debt on a distressed half acre building site and red

tagged 7 story historic office building that was originally a failed hotel development project in the

CBD of Oakland. Renegotiated the existing city development agreement and re-entitled the

property to develop a “green” 12 story office building. Sold the undeveloped property a little over

2 years later to a speculative office developer with close to 100% returns on cost and 4x equity.

Acquired, financed and repositioned a four story 60,000 office building in Oakland from a

government owner / user at a substantial discount to replacement cost. Re-entitled its potential use,

performed a substantial structural upgrade and have it on the market for lease or sale to a wider

spectrum of potential owners or tenants. Currently in discussions with a buyer and a whole

building tenant.

Formed a strategic joint venture with a well regarded receiver in Southern California to

identify distressed real estate development, acquisition, note purchase and fee income

opportunities in the Western US. Set up regional and satellite offices in San Francisco, Seattle,

Portland and Denver and have executed multiple assignments, which include asset / property

management, leasing, development, tenant improvements, compliance and disposition oversight

for office, retail, multifamily and hospitality distressed assets for Citibank, Wells Fargo, Wachovia,

Bank of the West, Jefferson Pilot and the SEC.

Real Estate consultant / partner for a large national online charter school entity that is

rolling out a national “bricks & mortar” facility program, starting in California. Provided site and

location analysis, entitlement representation and negotiation, programming oversight, lease review

and negotiation, acquisition analysis and review, financial analysis, underwriting and budgeting,

design and construction oversight and negotiation, internal corporate administration,

representation and coordination with the Dept of Education, Office of Public School Construction,

CEQA, State Architects Office and OEHS.

CarrAmerica Realty Corporation, Pleasanton, Ca. 2000-2004

National publicly trade office REIT with an overall market value of over $4.5B, 297 buildings and a 26M

sf portfolio of predominately office and industrial buildings. Taken private by Blackstone in 2006.

Vice President, Western Region

Senior regional executive responsible for identifying and executing development opportunities in

California, Seattle, Portland, Salt Lake City and Denver, and acquisition opportunities in Northern

California and member of a 4 person executive team that managed the Northern California portfolio.

Grew portfolio over 16%, increased NOI by 33% and revenues by 10% while experiencing a 7%

decrease in occupancy during the Dot.com bust.

Acquired or sold 14 buildings, encompassing 1.3M sf and valued at over $300M.

Managed a portfolio of 87 buildings, totaling 6M sf and valued over a $1B.

Created and implemented a Public Private Investment Initiative that successfully competed with

some of the largest developers in the country.

Senior executive for a small start up Real Estate Investment Company created to develop large scale

institutional office and mixed use real estate in Southern California. Entity was wound down and closed

after primary investor and benefactor, a large residential developer, became very ill.
