During the recent economic crisis in the construction business; I reorganized the company and its mission

allowing multiple tasks to be accomplished in their respective areas simultaneously.
Being a “forward thinker” who focuses on details; it is always my goal to seek the most productive
method and means to accomplish each task and choreographing them in a seamless manner. Trades,
materials, equipment, access, safety, specifications and schedules are a few essential considerations
that must be managed proactively.

Regardless of my role in a project, my posture is that I am a representative for the customer and
collaboration is essential.
Risk mitigation, conflict avoidance and resolution can all be accomplished via proper communication.
I have made many projects safer, maintained schedules, enhanced customer satisfaction and increased
profits by team communication. The identification of a future needed conduit, scheduling of
deliveries and the integration of common systems are all details with huge ramifications to the project
success and customer satisfaction.
Reviewing and understanding contract documents, specifications, testing and managing expectations
are critical requirements. On numerous occasions I have discovered conflicts in schedules,
deficiencies in materials and lapses in critical infrastructure. These were overcome in advance, which
increased customer satisfaction as their proposed outcomes were actually met.
I have used many methods and learning tools to demonstrate project steps and thereby facilitate
clearer understanding of proposed outcomes and enhance collaboration on the project team. Oral and
visual presentations, images, video, renderings, 3D software images and written reports have all been
used in demonstrations to communicate in a manner best suited.
Finance, Budget & Cost Management
The goal is to earn a profit while successfully completing the customer’s project. It is imperative that
due diligence is given to Finance, Budget & Cost Management.
Cost & Bidding estimation. I have estimated and developed proposals for hundreds of projects, many
of which were extremely complex with a broad scope. I was able to lead my capture team to over
85% contract capture rate.
Contract Negotiations is a critical element of a project success. I have been successful in negotiations
by seeking a common ground and securing “victories” in the negotiation process for all parties.
RFP, RFC,ECP analysis and processing is another critical element. Specifications, field conditions,
costs, schedules and profit are and considerations in the analysis. On numerous occasions, this
component has been a key factor in profit/loss, success or failure in a project’s goals. I always act
circumspectly while responding to protect the customer and my firm’s interests.
Quality Control
Project specifications and requirements are developed for a specific purpose, it is imperative that they
are known and must adhered to.
Regulatory, code compliance and OSHA safety Requirements must be reviewed, understood and
training documented to ensure compliance. I have ceased trades activities on numerous occasions for
deficiencies in compliance and safety until compliance was achieved.

Project reporting and documentation is one key to project success, as it is the documentation
component of communication between the project team and customer. It has been my experience
that an increase in such communication enhances my relationship with the customer and increases
their trust and confidence in me as a Project Manager and my firm.
Testing is the project team’s safety net. As the leader, or member of the project team, I viewed and
utilized the testing process and its associated documentation as a third party verification of the quality
