COMMERCIAL REAL ESTATE INVESTMENT ENTITY OR AN IN-HOUSE REAL ESTATE

DEPARTMENT POSITION.

1997 - 2011 Executive/Senior management - Coneca - Commercial Real Estate

President of Coneca, Inc. an ownership and management company, General Partner of Coneca Properties, Ltd.,

a Limited Partnership which owned multiple (seven) commercial multi-tenant office real properties, which

attained a maximum value asset worth of $55 million as well as providing management services to other

commercial property ownership entities including subsidiary Coneca Suites at Courtyard L.C., an upscale

executive office suite operation. Ownership decided to divest its holdings due to the poor economy and as a

result have closed down operations of the company. While active, duties included directing all daily operation

of affiliated companies:

• Lease Administration – creation, negotiation and execution 1,000+ commercial lease documents.

• Managed banking relationships. Single signature capacity on all company financial (banking) accounts.

• Manage and handled inside and outside brokerage for Leasing of office suites (traditional and short term

executive suite single office).

• Financial analysis for all lease deals for net value to company in relationship to the marketplace and

company parameters for acceptable financial return.

• Actively participated in all acquisitions and dispositions.

• Overall Property management staff for all properties including tenant improvement construction.

• Insurance for asset/properties - procurement and management and claims/risk –liability.

• Accounting Department Direction – utilizing QuickBooks Pro, set-up accounting chart of accounts, audit

of accounting staff and outside CPA tax preparation, payment of all bills, oversaw CAM accounting

(budget creation, reconciliation and reporting) and reporting to tenants.

• All HR Personnel management functions – hire/fire insurance procurement and management of

personnel health insurance plans, payroll reporting and management with outside regional payroll

service company.

PREVIOUS PROFESSIONAL EXPERIENCE

1978 - 1997: WCI Communities, East Coast Division (Coral Ridge Properties, Inc.)

(A direct subsidiary of Westinghouse Electric Corp).

Utilized extensive marketing, management and advertising experience in an ever increasing levels of

responsibility from Director of Visual Services to Asst. Vice President of Marketing to create or bring hands-on

control to the in-house corporate/product marketing department of a major South Florida Real Estate Developer.

• Strategic planning - originated ideas and contributed to 18 years of strategic, financial and profit plans

• Creation and implementation of comprehensive marketing plans five product lines including allocation of

strategic marketing, advertising and public relations resources

• Budget Management of a marketing, advertising and promotional program that averaged $2 million per year

by establishing an annual zero based budgeting process with built in controls on outside service supplier costs

• Management of marketing and public relations resources to meet planned budget and exposure objectives and

provide marketing plan support for interdepartmental operating groups

• Direct creative direction and hands-on control of: print and electronic advertising, public relations strategy

and presentation; direct mail campaigns; collateral pieces production (brochures, newsletters, ad specialties);

video, slide and film concept, creation, direction and production; interactive presentation media; special events

production and staging; negotiate and work with vendors; still photography (self and direct vendors); and

Proficient in marketing communications and production software.

WCI’s decision to relocate headquarters operations in Naples resulted in consolidation of numerous East

Coast operations to that area. Resigned in 1997 to pursue other opportunities in the South Florida area.
