I'm a family man who has excellent interpersonal skills and organizational
abilities. My extensive experience in diverse environments and at various
levels of management have prepared me to handle all Housekeeping and
Maintenance situations with great efficiency and professionalism.
As of May 2006, I was employed as an Administrative Superintendent of
Buildings and Grounds at Hostos Community College. I developed my
Department, giving clear responsibilities to my staff and Management. I
instituted Policies and Procedures that were both innovative and efficient.
In addition, I took an active role in the Superintendent's Association
where I served on their Steering Committee.
In the past, I have worked as the Project Manager at St. John's University
where I coordinated their Special Events, Directly Supervised their
Electricians, acted as the Safety officer and was responsible for their
cleaning program. I have been an Independent Consultant for Housekeeping,
Maintenance and Safety in Health Care Facilities. I've was also an active
member of the International Executive Housekeepers Association for more
than eighteen (18) years and served as their Vice-President and on their
Board of Directors.

Introduction
Having over forty (40) years of management experience in Housekeeping and
Maintenance, my abilities encompass the following: Compliance with OSHA and

cleaned facilities totaling in excess of 800,000 sq. ft.. Instituted new
cleaning methods and chemicals, adhered to the "Green" initiative, trained
staff, and developed Department Procedures. Managed a Staff totaling forty
six (46).
Contractor Maintaining St. John's University (Project Manager)
August 1994 - June 2006
Quality Assurance Manager, Safety Officer, and Special Events Coordinator
(18-20,000 per year). Assure Customer satisfaction with all trades tasks. I
directly and indirectly managed the Maintaining and Cleaning of all the
buildings (totaling 1.8 million sq. ft.) and personnel totaling 155.
The New York Botanical Garden (Operation's Manager)
September 1991 - March 1993
Managed the Custodial Department and assisted the Superintendent in the
managing of the Maintenance and Engineering Departments. Facilities total
approximately 1 million square feet; grounds total 250 acres with
approximately 15 miles of internal roads. Responsibilities included the
recycling program; snow removal; setups and breakdowns for all Special
Events; the researching, purchasing and expediting of all custodial
supplies I was also an active member of the Safety Committee. Managed a
staff of approximately 50.
Union Square Shopper's Club (Maintenance Director & Operating
Engineer) 1990 - 1991
Directed the Maintenance of a 240,000 sq. ft. Department Store. This
included all Housekeeping and Systems operations in the facility; dealing
with contractors and vendors; Safety; Purchasing and expediting. Personally
interviewed, hired, and trained my own staff of approximately 30.
Loral Electronic Systems (Maintenance
Supervisor) 1979 - 1990
Supervised the complete Maintenance of five facilities totaling in excess
of 500,000 sq. ft. Building maintenance from plumbing, carpentry, painting,
electrical work, masonry, tiling, roofing, blacktopping, grounds keeping,
and "hi-tech" cleaning to maintain exotic Military electronic equipment and
total sanitary conditions to the highest levels attainable. Controlled a
budget of over $2 million. Reduced expenditures over $50,000 per year by
better utilization of supplies and equipment. Streamlined "paper trail" and
thereby reduced valuable time between placing orders, receiving goods, and
completing tasks. Supervised a staff of approximately 30. Held a Security
Top Secret D.O.D. clearance.
Gourmet Provisions (Director of Sanitation and
Maintenance) 1977 - 1979
Restructured policies and procedures to include purchasing controls and new
cleaning methods resulting in USDA compliance. Implemented 24 hour work
scheduling that netted substantial savings for the company and a vast
improvement resulting in USDA compliance. Directed a staff of 60.
Ronell Industries (Maintenance
Manager) 1971 - 1977
Responsible for the strict compliance with USDA specifications in over 65
food-processing facilities. Responsible for the care of equipment,
training, and work scheduling of a cleaning staff of 70.

Academy of Aeronautics (Associates Degree in
Aircraft Maintenance) 1969
I am continually adding to my education through seminars and classes. I was
the Vice President of IEHA (International Executive Housekeeper's
Association was on their Board of Directors, have completed courses held by
J.T.Baker (Safety for Supervisors), Trane (Operation of HVAC), Hillyard
(Custodial Management Clinic), and Loral (Supervision for Productivity). I
hold a N.Y.C.F.D. Certificate of Fitness for Anhydrous Ammonia and am a
licensed applicator of Dupont and Scotchguard Carpet Chemicals. I have OSHA
certification. I have "Green Seal" Certification.
