November 12, 2013 to present

Chesterfield Apartments (172 units) Property Manager (annual salary $60,000.)

Responsible for 172 units that are under major renovations and a lease up. Responsible for all leasing,

marketing, lease ups, collections and renovations. I have 4 maintenance guys, one porter and one part

time leasing consultant. I handle all bills, collections, court proceedings, marketing and advertising along

with a strong outreach to many businesses in the area. I am very strong on renewals with existing

residents. I have successfully changed rents with an 8% rent increase. This property was just recently

purchased in November and we are under a multimillion dollar renovation process. I meet with the town

officials, our architect all contractors and venders, I submit permits for the property on a monthly basis

and I also fill out the permits . I am maintaining a 95% to 98% occupancy. I have also exceeded in all

weekly collection reports from $1000.00 up to $8000.00 dollars which was way beyond what the

company thought I could do.

September 2011 – July 7, 2012

Commons at Fallsington ( 478 units) Property Manager (annual salary $70,000.)

I had the responsibility for the marketing, advertising, leasing and full management

of this community. I also filed in court for nonpaying residents; I typed up the

court papers and represented the Commons on all landlord tenant complaints I

never lost one case in court. I was in charge of two leasing consultants and one

part time leasing consultant, six maintenance employees as well as painting,

cleaning, security and all other contractors and venders. I also approved or denied

all applications. I collected all the rent money; I posted the rents and deposited

them in the bank.

November 2009 – September 2011

GCM, LLC Office Manager (annual salary $60,000.)

I was the office manager for a construction and project management company.

My responsibilities were weekly payroll, accounts payables and receivables, all

outgoing and incoming bills. Depositing checks, picking up estimates, filling out

and dropping off permits to different municipalities for approval, writing checks

and picking up the permits once they were approved. I was involved in many

construction and project meetings. I worked with numerous architects on many

different construction plans. I have light experience in reading plans but I have

strong knowledge in plumbing, electrical, fire and building codes, as well as

understanding permits and plans in these four area’s. I have extensive knowledge

in sewer’s and sub pumps. I reported directly to the owner.

March 1998 – November 2009 (annual salary $85,000.)

Gateway Towers & The Enclaves (616 units) Senior Property Manager

I had the responsibility for the marketing, advertising, leasing and full management

of two apartment communities totaling 616 units. I managed a staff of office,

contractors, maintenance and security personnel. Worked closely with the project

manager with regards to building The Enclaves, a 216 luxury garden style

apartment community. I attended all construction and project management

meetings and I was responsible for the grand opening, open houses, the lease ups

for all 18 buildings. I was also responsible for all resident events that I hosted at

the clubhouse. I was directly responsible for providing housing for various

organizations including many of the Eagles football players as well as 30 corporate

apartment homes to Acker Shipbuilding Co. I trained all leasing staff that was

hired throughout the company and gave seminars on leasing and customer service

which included all maintenance personnel. I reported directly to the owners.

Berkeley Trace (280 units) Resident Manager (annual salary $30,000.)

I was responsible for the management and leasing of a 280 unit apartment

community. My duties included control and implementation of leasing initiatives

and overseeing leasing and maintenance personnel. I performed move out and

move in inspections. I prepared weekly and monthly occupancy rates by

establishing an aggressive marketing plan and motivate staff to succeed.

I was responsible for the leasing activities of 517 units at St. Ives and 448 units at

Northeast apartments. My Main duties were to handle all aspects of the leasing

I was responsible for the leasing and marketing activities for this community. I
