Job Duties & Responsibilities:

1. Oversee the daily operations of maintenance and ensure the overall integrity of the

property.

2. Coordinate and oversee work by staff and vendors.

3. Ensure that all make-ready repairs and services are completed correctly, and on time.

4. Diagnose and perform preventative, corrective and routine maintenance/repair

involving the following on a daily basis; electrical, plumbing, A/C and heating systems,

carpentry, appliance, landscaping, stairs, landings and railings.

5. Maintain accurate records regarding preventative maintenance, service requests

received/completed, and work in progress.

6. Solid leadership and communication skills with a demonstrated ability to organize

motivate and lead others.

7. Assisting the Property Manager in budget adherence through cost and time saving

suggestions regarding maintenance operations, inventory control and ordering of

supplies with proper authorization.

8. Implementing and following maintenance programs, policies and procedures.

9. Assisting the Property Manager to coordinate all contract work and inspection prior to

approval.

10. Ensuring maintenance staff is well trained and that safety guidelines are followed.

11. Participating in company training classes/courses and meetings as required.

12. Performing all other duties assigned by the Property Manager.

Qualifications: HVAC Type Universal

•make ready practices and effective scheduling techniques

• management experience

•Positive attitude and desire to enhance resident level of service

• 9+ years’ experience in apartment maintenance

• Knowledge of working safely with power tools and electricity

• Knowledge of heat pump systems

• General knowledge of building codes and laws applicable to the community (i.e. Freon

recovery, electrical, plumbing)

• working on-call hours, as scheduled

• Understand and abide by Fair Housing laws

•Excellent references and consistent work history

•Ability to pass background and drug screening
