JOB DUTIES / DESCRIPTION
Closely monitor and achieve budgeted financial performance benchmarks including
Income, Expenses and Collections.
Prepare and review various reports including payables, delinquencies, daily occupancy,
market surveys, state compliance reports, etc.
Establish and monitor marketing programs to promote high occupancy levels.
Recruit, train and develop all site level personnel.
Conduct regular site inspections of common areas, vacant units and occupied units.
Participate and monitor all leasing efforts.
Solicit and review vendor contracts for outside maintenance services.
Approve all invoices and process for payment.
Rent collections and court evictions.
Inspect and report individual apartment damages immediately after residents
vacate.
Ensure that residents vacate no later than date determined
Assist in an annual inspection of all apartments which do not turn over in a
calendar year to insure the proper maintenance of each unit.
Be available to show apartments to prospective clients.
Collect keys from residents when they vacate
Always available during office hours to assist residents who are locked out of
apartments.
Mediate conflicts or disputes between tenants and inform the Proper authorities
Notify the Property owener of maintenance and safety/security
concerns.
Explain and enforce the Terms and Conditions of Lease.
Call all venders, plumbers, painters, carpenters, electrical, HVAC, whatever is needed
to fix the rooms back up to rent out again.
Go to court to collect on money owed.
RHA certifications to inspect buildings in the state of California
