SELECTED ACCOMPLISHMENTS

Secured funding to enable on-time project completion. Major GVRE development project faltered when financing company declared bankruptcy and withdrew funding. Convinced subcontractors to keep project on track while negotiating $30M financing package in under 120 days. Completed project with no delays and 20% return.

Created on-site inventory procedures to lower down time. Femco client experienced critical down time by not adequately stocking parts needed to keep key equipment operational. Analyzed equipment failure, then created blanket ordering and on-site inventory procedures which reduced down time 70% and inventory costs 50%.

Negotiated long-term agreement to open housing development. Bozeman subdivision couldn’t move forward without sewer line construction, but cost was prohibitive. Negotiated first-ever 20-year payback agreement with city, allowing GVRE to recover costs over time. Completed project, paving the way for community development/growth.

Pre-sold real estate development project to secure funding. Because of size and complexity of real estate project, lender required presales of over 50% before committing to contract. Created regional and national marketing campaigns, and negotiated sales agreements. Presold 90%+ of development before project completion.

Coordinated “win-win” property sale with city government, funding purchase. Real Estate client had 120-acre site for sale within Bozeman city limits. Created proposal for the sale of the property to the City, which helped develop one parcel and subdivide the rest. Sale of parcels funded City’s original $3.5M purchase price.

CAREER HISTORY

President/Managing Member, Gallatin Valley Real Estate (GVRE), 2002 to 2010. Led start up of this $50M real estate development firm. With full P&L responsibility, conducted feasibility and valuation analysis on real estate investments. Led the analysis of all financial, operational, marketing and physical systems for target properties.

Broker, Prudential Bozeman Real Estate, 2000 to 2002. Facilitated acquisitions, financing, management, marketing and selling of commercial and residential real estate, including $3.5M, 120-acre parcel to City of Bozeman.

Pastor, Various churches, Baptist ministry, 1992 to 2000. Led congregations in New Mexico and Montana, responsible for all aspects of church and ministry management, including finance, program development, and human resources.

Earlier: General Manager/Sales Manager, Femco Machine. Managed $5M budget and 50 employees for $15M manufacturing and distribution company. Attorney, Barrett, Ainsworth & Haynes. Practiced general law, overseeing staff of five in 15-member law practice.

Additional: I have served on the Boards of Directors of the Home Mission Board of the Southern Baptist Convention, and Childcare Connections of Bozeman, as well as the Board of Trustees of Louisiana College.
