Residential Maintenance Technician - Level III
The Maintenance Technician is integral to meeting our mission of delivering quality communities. You will maintain the overall physical condition of the community and provide world?class service to our residents, diagnosing maintenance issues, performing repairs, and ensuring all resident service requests and other community maintenance are completed in a timely manner.
You may be eligible for a $500 net sign?on bonus to be paid out in your first paycheck.
What Youll Be Doing
Oversee one or more assets and supervise general maintenance engineers and technicians; manage specific property maintenance responsibilities including HVAC, mechanical, electrical, utilities and lighting systems, inspections, and repairs.
Direct mechanics, technicians, and outside contractors on assigned projects; control inventory of parts and equipment; coordinate all maintenance?related contractor activities.
Ensure successful execution of all company safety and environmental policies and procedures.
Deliver the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions.
Work a rotating on?call schedule to provide 24/7 maintenance coverage.
Who Were Looking For
Qualified candidates will have:
High school diploma or GED; minimum of 7 years of maintenance experience with no certifications or 4 years experience with EPA 608 Universal required.
Approved designations or degrees/licenses/certifications in at least one of the following: HVAC, Plumbing, Electrical, Appliance Repair, Carpentry.
Demonstrated strong customer service skills.
Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry.
Ability to diagnose problems and implement repairs.
Ability to perform quality control on work and repairs completed.
Demonstrated ability to train skill trades.
Strong written and verbal communication skills.
Strong time?management skills.
Ability to provide guidance and training to less senior technicians.
Required training for Maintenance Tech III completed within 15 months of hire/promotion date.
Valid state?issued drivers license with a safe driving record.
Typical Physical Demands
Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb ladders, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies up to 5075 lbs.
Typical Work Conditions
Work is performed in and outside a maintenance/machinery environment and in and outside residential properties. Employees frequently interact directly with residents, maintenance staff, and community staff during the workday. #J-18808-Ljbffr
