Job Summary
The Dakota County Community Development Agency is hiring a Site Attendant - Back up for Vermillion River Crossing Senior Building, located in Farmington, MN. This position provides back-up services by conducting some or all Site Attendant activities in the absence of the Site Attendant. Because this position only works when the Site Attendant is absent, the hours vary by week, with an average of 1 hour per week.

Examples of Duties
In absence of building's Site Attendant, perform the following as needed:
1. Perform cleaning of the building.
Maintain, wash, wax, sweep, vacuum, and polish as necessary all equipment, appliances, floor, ceiling, and window areas in all public and common areas including community room, community room kitchen, public restrooms, management office, mechanical equipment rooms and janitorial closets/carts.
Maintain, sweep, wash, and polish, all exterior areas as necessary, including entry, sidewalks, lawn, patio/enclosed porches and some outside windows.
Maintain restroom supplies such as toilet paper, paper towels, and soap. 2. Perform assigned administrative functions.
Report resident problems or issues to the Property Manager.
Notify Property Manager of important issues, emergencies, or life-threatening situations.
Contact Property Manager for residents needing referrals to available social services.
Coordinate Community Room use reservations for CDA activities/meetings.
Distribute memos from CDA staff and/or contractors as directed.
Attend required OSHA or other trainings as assigned.3. Serve as a secondary agency representative to residents.
Maintain good resident relations; act as positive CDA representative to resident and external clientele.
Support Dakota County CDA management and abide by CDA policies, rules and regulations.
Ability to handle resident matters respectfully and remain neutral in difficult situations.
Report any resident rule/policy violations to Property Manager to address.
Refer residents to the Program Support Assistant to report work order requests.
Refer residents to the Property Manager to report tenant dispute or building needs.
If available, respond on-call for urgent issues as instructed by management that threaten the health or safety of residents or the property.
4. Perform snow removal and salt/sanding.
Keep site exterior safe and sanitary by removing ice/snow (i.e. shoveling, salting/sanding, snow blowing, etc.) from common areas (i.e. sidewalks, ramps, etc.) that are less than 1 inch per snow occurrence.
If snow fall is 1 inch or greater ensure all entrances are cleared for exit.
Clear sidewalks and entryways of drifted snow, per occurrence (snow blowers provided).
Salt and sand all entrances and walkways and cement garage entrances as needed using magnesium chloride only or sand.
Salt/Sand mix asphalt garage entrances as needed.
Notify Property Manager when parking lot is in need of salt/sand treatment.
Notify Property Manager when salt/sand supply is running low.5. Perform light grounds maintenance.
Perform light lawn care (i.e. pulling weeds, trim plantings, etc.).
Maintain grounds; ensure that the site grounds are free of trash and debris.
Notify Program Support Assistant and Management of any inoperative exterior lights.
Notify Program Support Assistant and Management of any irrigation (sprinkler system) issues.6. Perform required light maintenance.
Perform weekly battery check of automatic external defibrillators (AED's); sign log and/or notify Property Management staff of issues.
Perform monthly emergency light/exit signs check: sign log and/or notify Operation Specialist and Property Management staff of issues.
Replace light bulbs in common areas as needed.
Notify property manager of any tenant added decorations to common areas (outside of approved holiday decorations).
Notify Property Manager of unusual maintenance needs.
Notify CDA of needed supplies and/or equipment.
Other duties as assigned.7. Communication Requirements

Is approachable, easy to talk to and listens well.
Exhibits confidentiality in regards to private data and sensitive information.
Responds to supervisors in a timely manner.
Complete timesheets on pay period end dates and turn in to Property Manager.8. Act as a positive representative of the CDA.
Promote a positive image of the CDA to residents.
Develop and maintain a good working relationship with CDA employees, vendors and contractors working with the CDA.
Handle situations with residents/vendors in a professional manner.
Must abide by Resident handbook.
Must abide by all Board approved policies, policies prohibiting discrimination and harassment, executive communications, administrative procedures, and safety procedures established by the CDA.
Typical Qualifications
Minimum required: Must live on-site.
Preferred qualifications: Cleaning, housekeeping or light custodial experience; knowledge of commercial cleaning practices.
Working knowledge of maintenance methods, tools, and materials.
Skill and ability in performing required maintenance duties.
Ability to operate appliances and light equipment (i.e., vacuums, snow blowers, lawnmowers, etc.)
Ability to evaluate maintenance problems and take appropriate action.
Ability to perform moderate lifting and other physical activity as associated with light maintenance duties.
Ability to organize workload, set priorities, and work independently.
Ability to communicate orally and in writing.
Working knowledge of available social and human services agencies.
