Summary:

The Leasing Manager is responsible for driving leasing performance and maximizing occupancy rates for the property. This role involves overseeing the leasing team, which includes Leasing Consultants and Concierges, managing resident relations, and implementing effective marketing strategies to attract and retain residents. The Leasing Manager will ensure compliance with company policies and Fair Housing regulations while fostering a positive community environment.

Essential Duties and Responsibilities:

Leasing Performance Management:

Develop and implement leasing strategies to achieve and exceed occupancy goals and renewal rates.

Monitor leasing metrics, including conversion rates, delinquency rates, and resident turnover, to identify areas for improvement.

Conduct regular market analysis to stay competitive and adjust leasing strategies accordingly.

Team Leadership and Development:

Supervise and mentor Leasing Consultants and Concierges, providing training and support to enhance their performance and professional growth.

Set clear leasing goals and expectations for the team, conducting regular performance evaluations and providing constructive feedback.

Resident Relations:

Build and maintain positive relationships with current and prospective residents, addressing inquiries and concerns promptly and professionally.

Implement resident retention strategies, including lease renewal initiatives and community engagement activities.

Manage the lease renewal process, ensuring timely communication with residents regarding renewal options and incentives.

Marketing and Outreach:

Develop and execute marketing plans to promote the property and attract new residents, utilizing various channels such as social media, local advertising, and community events.

Collaborate with the marketing team to create promotional materials and ensure accurate representation of the property.

Compliance and Administration:

Ensure compliance with Fair Housing laws and company policies throughout the leasing process.

Maintain accurate records of leasing activities, resident files, and financial transactions, ensuring confidentiality and compliance with regulations.

Prepare and present regular reports on leasing performance, occupancy rates, and market trends to the Property Manager.

Preferred Qualifications:

Experience:

3-5 years of experience in property management or leasing, with a proven track record of achieving leasing goals.

Skills:

Excellent communication & interpersonal skills, with a focus on customer service.

Proficiency in property management software (e.g., RealPage, Yardi) and Microsoft Office Suite.

Attributes:

Strong analytical skills and attention to detail, with the ability to interpret data and make informed decisions.

Ability to work independently and collaboratively in a fast-paced environment.

Physical Demands:

While performing the duties of this job, the employee is regularly required to sit, stand, walk, and use hands to handle or feel.

Ability to lift and/or move up to 25 pounds occasionally.
