About Lumarc Apartments

This property represents AGB’s newest conventional housing development in Ohio—combining high-impact design, technology-driven operations, and a resident-first philosophy. The Community Director at Lumarc will play a vital role in establishing operational excellence, shaping the resident experience, and leading the team through full lease-up and long-term stabilization.

Position Summary

The Community Director is responsible for the overall performance, profitability, and success of an AGB community. This role provides strategic leadership in operations, financial management, resident relations, and team development. The ideal candidate is a results-driven, hands-on leader who demonstrates sound business judgment and leads with empathy, accountability, and professionalism.

Key Responsibilities

1. Delinquency Management & Rent Collection

Track all resident rent payments and maintain accurate accounting records in the property management system (e.g., RealPage, Yardi).

Issue rent statements, late notices, and demand letters in accordance with company policy and state law.

Work directly with residents to develop and document payment plans as appropriate.

Coordinate with the Senior Community Director on eviction filings and payment arrangements.

Reconcile daily deposits and ensure rent collection aligns with financial goals.

Monitor and report on monthly delinquency trends, providing proactive recommendations for improvement.

2. Resident Relations & Issue Resolution

Serve as the first point of contact for resident concerns, service requests, and lease violations.

Maintain positive resident relationships through professional communication, prompt follow-up, and proactive problem-solving.

Issue lease violation notices and coordinate resolutions in compliance with policy.

Support community events and resident engagement efforts to build a strong sense of community.

Collaborate with the Senior Community Director to promote resident retention and satisfaction.

3. Leasing & Marketing Support

Respond promptly to leasing inquiries, conduct property tours, process applications, and execute lease agreements.

Maintain accurate and up-to-date unit availability, pricing, and concession information across all platforms.

Ensure model units, common areas, and amenities are clean, market-ready, and aligned with branding standards.

Assist with lease renewals and prepare related documentation.

Support marketing efforts to maintain high occupancy and reduce vacancy loss.

4. Work Order & Maintenance Coordination

Receive, prioritize, and assign maintenance service requests through the work order system.

Communicate effectively with maintenance staff and vendors to ensure timely resolution.

Track make-ready progress and coordinate move-ins and move-outs to meet target timelines.

Conduct regular property inspections to maintain safety, cleanliness, and curb appeal.

Support the Senior Community Director in ensuring all maintenance and vendor work meets company quality standards.

5. Administrative & Financial Support

Process rent payments, issue receipts, and reconcile daily deposits.

Assist with invoice coding, purchase orders, and monthly reporting.

Maintain organized and accurate resident and financial files.

Provide administrative support to the Senior Community Director and serve as backup during absences.

Qualifications

Minimum 3 years of experience in multifamily property management (assistant manager, leasing manager, or similar role).

Strong knowledge of Fair Housing laws and landlord-tenant regulations.

Excellent communication, organizational, and customer service skills.

Proficiency in property management software (RealPage, Yardi, Entrata, or similar).

Highly organized with strong attention to detail and ability to manage multiple priorities.

High school diploma or equivalent required; college degree or CAM/ARM certification preferred.

Compensation & Benefits

Salary Range: $48,000–$56,000 annually (based on experience).

Incentives: Leasing and renewal bonuses tied to occupancy and performance metrics.

Schedule

Monday–Friday, standard business hours, with occasional tours or resident events scheduled after hours or on weekends to accommodate prospective residents’ availability.
