Job Purpose

As a Construction Manager at Baumann & Crosno Construction, you will oversee the day-to-day supervision of all aspects involved in building new residential homes across Northwest Arkansas. You will be responsible for managing the entire construction process with minimal assistance from the Managing Partners, while leading the company’s production department.

Your role will include training and guiding field superintendents, fostering strong relationships with vendors and trade partners, and ensuring homeowners' expectations are exceeded. You will be expected to demonstrate a broad range of skills, from effective leadership and communication to problem-solving, organization, and continuous process improvement.

Key responsibilities include making critical business and financial decisions, maintaining excellent customer relations, and ensuring quality control throughout the construction process. The ideal candidate will be a proactive problem solver with strong task management abilities, creative thinking, and a dedication to excellence in all areas of construction management.

Duties and Responsibilities

The Construction Manager is responsible for overseeing the daily, weekly, and monthly tasks outlined below, with minimal supervision from Managing Partners. These duties include but may not limited to the following:

Conduct daily inspections of job sites across Northwest Arkansas for each superintendent, while carefully assessing the work and progress on homes to ensure all aspects meet company standards.

Build and maintain strong relationships with trade partners to ensure an adequate, skilled, and quality-focused workforce for field superintendents to use throughout the construction process.

Foster positive relationships with vendors, ensuring the best possible services are provided for field superintendents during construction.

Oversee the management of construction software, ensuring accurate schedule templates, expectations, and scope of work documents are consistently up to date and utilized in the construction process.

Provide training and guidance to field superintendents on construction processes, techniques, and best practices in keeping with company policy.

Support the retention and development of field superintendents, focusing on reducing turnover and ensuring long-term success in their roles.

Collaborate with local municipalities to handle permitting, inspections, and the acquisition of Certificates of Occupancy.

Monitor and manage various reports throughout the building process (e.g., “Estimate vs. Actual”), ensuring that projects stay on schedule and within set budgets and approving and coding invoices to facilitate customer or bank draws.

Overseeing all warranty on closed homes and resolving customer concerns pertaining to warranty matters.

Communicate regularly with customers, providing updates on the progress of their homes and addressing any concerns.

Introduce and implement new strategies and methods within the production department to enhance operational efficiency and drive continuous improvement.

Field Requirements

The Construction Manager has a proven track record of successfully building and managing homes independently and is now prepared to oversee the entire production department. To be considered for this position, applicants must meet the following qualifications:

A valid driver’s license in good standing, reliable transportation, and current insurance

Demonstrated leadership skills in managing field superintendents, trade partners, vendors, sales, and office staff.

A solid understanding of professional workplace dynamics and appropriate interpersonal conduct.

Proficiency in computer systems / technology, construction management, and accounting software.

Excellent leadership skills; including excellent communication, a high attention to detail, proven time management, successful conflict resolution, and problem-solving abilities honed over years of experience.

A strong drive to continually enhance performance and improve the quality of the homes we build.

Capability to implement innovative ideas and processes.

Working Conditions

The working conditions involve being outdoors in various weather conditions. The role requires collaboration with field superintendents, estimators, trade partners, vendors, and homeowners. Daily schedules may vary, depending on project workload, meetings, and deadlines.

Physical Requirements

Physical requirements for this position include the ability to drive a vehicle safely, walk all job sites, move various materials if/when needed, and keeping sites clean and free of trash or construction debris.
