Job Summary: The Associate Director of Credit and Asset Management will oversee a dedicated client's portfolio of commercial real estate loans, specifically made to ultra-high net worth individuals.
This role involves comprehensive management of the portfolio, focusing on both the analysis of the underlying real estate collateral and the financial assessment of the guarantor.
The portfolio includes intricate debt investments secured by various types of commercial real estate, encompassing significant projects such as ground-up constructions, renovations, capital improvements, and leasing activities.
The assets under management primarily consist of transitional or value-added properties in major U.S.
markets, covering sectors such as office spaces, retail outlets, industrial sites, multifamily units, condominiums, student housing, and hospitality venues.
Responsibilities: * Interpret complex credit documents to accurately apply loan terms in asset management activities.
* Work closely with various internal teams at Trimont and external teams at client to streamline asset servicing and ensure precise and prompt reporting.
* Analyze collateral performance and guarantor financial wherewithal through review of property operating statements, rent rolls, management reports, balance sheets, tax documents, personal financial statements, schedules of real estate owned, and market data.
Generate reporting on the same and present findings to client.
* Conduct regular covenant compliance checks as per the credit documents (e.g., Debt-Yield, Loan-to-Value, Debt Service Coverage Ratio). * Evaluate borrower requests, drafting recommendation memos for clients.
* Manage the collection and evaluation of all reporting required under credit documents.
* Engage with external consultants, including legal advisors, title agents, brokers, leasing/sales agents, and other third-party experts.
* Employ a range of software and applications to manage and monitor data related to properties, borrowers, and asset performance.
* Assess the ongoing performance of operating properties by reviewing rent rolls, operating statements, and property management reports.
* Coordinate with the tax and insurance teams to oversee insurance coverage, tax payments, and escrow requirements.
* Review annual operating and capital budgets as well as proposed tenant leases and make recommendations to client.
* Mentor financial analysts, fostering their professional development and enhancing their skills.
Required Qualifications: * Bachelor's degree in finance, accounting, real estate, or a related discipline required * 5+ years of experience in debt asset management or loan servicing is mandatory.
* Must have proficiency in Microsoft Excel, Word, and Outlook.
* Demonstrated understanding of complex commercial real estate structured-finance transactions is essential.
* Knowledge of commercial real estate transactions, industry terminology, and capital markets is required.
* Exceptional communication abilities, including the capacity to articulate complex ideas clearly in both writing and speech.
* Skilled in interpreting intricate credit and legal documentation.
* Strong analytical capabilities and mathematical proficiency are crucial.
* The candidate should possess the ability to manage multiple tasks simultaneously and adhere to deadlines.
